Everyone is great when you are looking for a place to live. Damien is a good agent, he was very friendly and nice, I don't have anything negative to say about him. My problems were with the office. My flat was nice, the area was okay, and my flatmates were nice people. They fail to tell you that they rent expensive flats on top of council houses and that most people in the building, even if they aren't in council housing, pay much less than you do in rent. My neighbors has a 2 bedroom/ 2bathroom flat next to me and they paid at least 200 GBP less than what I did for one room. And according to someone who knows housing laws, the arrangements in their places are not exactly legal. They rent separate rooms to adults, all on their own contract which means that they are supposed to supply more than one refrigerator and install more fire alarms. As an adult sharing 1/4 of the fridge was difficult because that meant I got one dirty shelf. They don't have living rooms at all so you are basically stuck in your room unless you go to eat. Whenever I called for repairs it took a long time to respond and one time they sent 4 different maintenance people to fix the same problem. None of the workers left notes or talked to each other about what happened so I had four different people tell me the same problem but no one fixed it for at least another month.

They are vague with answers, no one ever answers your question directly. I wish they would just ask me to rephrase the question or make it more clear instead of just giving some nonsense answer to pacify me. They really act as if you a being difficult for requesting repairs or asking questions about your contract. It doesn't matter if you pay on time and keep the place clean, they could care less because in London's housing market they can easily replace you. I would not recommend them because it is frustrating to be ignored, especially when you are just trying to follow the rules that they set. As much as you pay for the flat they should be willing to answer questions and follow through on the things they say they would do.

When I left my place, there was still a repair needed that we had requested 2 months ago. You are better off looking on your own because most of these agencies, especially if you do not have a high income, are careless and take advantage.
What agent could do to change your mind?
Damien is very nice and helpful. But unfortunately you work for a careless company that will drag you down. I mostly had issues with the people in the office, no Damien.

Comment on agent fees
The fees for the agent were, I guess, fair. The rent in my flat was much higher than what anyone else paid there. I knew people who lived in their own places in the same building for the same amount I paid for one room.

Been in a house where I used to pay 1083£ pound a month for nothing ! Heater and hot water was missing almost all the time I’ve been in there and for them the priority was make money and not adjust the boiler! I report that’s someone come in to the flat breaking a window in the kitchen and asked them to repair it but never done anything and I can say that 1 moths before this happened 2 people got stabbed in the building and 1 die after the stab !
