They managed the property efficiently, kept us wellinformed, and were quick to handle any issues that came up. Importantly, us, they do property management / maintenance inhouse rather than farming that out. As firsttime landlords, we always felt in safe hands and appreciated the consistency of communication throughout the tenancy, especially when it came to sell. Attentive, efficient, really on the ball keeping the sale process moving and contacting all parties involved , constantly chasing up solicitors and the buyer and keeping me fully informed. Polite throughout and reassuring. They made the long process of my sale considerably less painful. The marketing of the property was very well done. I lost 2 buyers at various stages before finally getting the buyer that proceeded to buy the property. As soon as a buyer was lost the team of Daniel, Angelos and Gareth were straight onto it and rapidly found another by sheer hard work and enthusiastic marketing.

We are renting a house managed by Reeds Rains. Our landlord is wonderful, but our experience with Reeds Rains' poor management has caused serious issues and made us feel insecure in our tenancy, leading to unnecessary stress. In the last six months, we have:
1) been forced to live without hot water/heating (in February) for two weeks as the Reeds Rains' maintenance department did not pass on information about the issue to our landlord. We made a formal complaint to Reeds Rains who reluctantly (after weeks of calls and emails) agreed to compensate us. They did not take responsibility, despite their agent acknowledging that he had neglected to pass the information on for over a week.
2) Despite going on to a rolling monthly contact (SPT), Reeds Rains are now attempting to force us to sign up to a 12 month tenancy, at the cost of £120. We did not have to do this last year and they are not answering our questions appropriately, and their poor communication has given us the impression that we have no choice but to sign up to the tenancy. Their emails have implied that we sign a 12 month tenancy renewal or our notice will be served. We are not in the position to sign up for a 12 month tenancy as, after two years in the property, our circumstances are changing. There has been no acknowledgement of this or any sense of understanding by their renewals team.
3) We are often called for marketing purposes by Reeds Rains local branch who seemingly call to thank us for looking after the property so well and then attempt to sell us products which we do not need, and they will ask questions like 'do you know what you'd do if you couldn't pay the rent?'
4) Our experience when when signing up to the initial contract was comical as their representative was unable to deal with paperwork, frequently lost documents and wasted hours of our time in the branch office during our working days all for a sign up process which should be simple.
5) Their fees are extortionate and we will have to pay £120 to leave the contract.
Overall, our experience has been fraught with difficulties. The company have little understanding of the situation renters are in, and they attempt exploit our position for their financial gain. We would not recommend any landlords to use Reeds Rains to manage their property, and we would advise renters to use a different lettings agent.

I would like to thank all the staff at Bamber Bridge office for the excellent service I have received over the last 15 years of renting property. Communication - contract delivery and maintenance issues have always been resolved promptly and especially property maintenance which has previously been handled through this office other than the remote hub via other offices - which can be a little bumpy on occasions. The staff have excellent local knowledge / friendly and seem to work well as a team.

I have been renting out properties for 15 years, and found Reeds Rains at Pemberton to provide a full quality service. I have on infrequent occasions received some difficult tenant issues and the staff at the Pemberton Office have always worked hard to resolve the issues and responded timely to support me for the resolve. The fully managed service has been excellent also with insurances through Reeds Rains in addition - which also managed a water damage claim very well last year. I have recently met up with a new lettings manager (Bryony) at a property visit and have been impressed with the quality of service recently experienced and great to see staff getting to know the property. I have on occasions in the last year struggled a little with the remote location of the RR maintenance department on communication and response speeds, but am assured this has now improved.

With their momentum in full flow, a tenant let me down, but the dedicated team persisted in their efforts to market my house. Success ensued -- they found me the ideal tenant within a few weeks and in turn, also fulfilled my tenant's goal. I will use Reeds Rains again and I strongly recommend their services, weather you need a tenant finder's fee or a full letting agent, I have no doubt they won't let you down. 10/10.
