The system of charging a fee that is a percentage of the selling price means that the agents have a vested interest in achieving the highest price they can. This may work against the interest of a seller who is keen to make an early sale. Tony McGee's initial valuation of potential selling price was considerably higher than that offered by 2 other agents. We wanted to sell quickly and managed to do so by asking a lower price than Tony originally suggested.
