Comment on agent fees
If anyone ever told you they were satisfied with letting agents fees in London they were either lying, or are just now so used to the prices they seem normal. I'm sure there are some tenants who get their monies worth from these fees, but ultimately changing a couple of names on a pre-baked contract and replying to a handful of phone calls and emails hardly constitutes half a grand.
Clearly due to incredibly high demand, London is breeding a rather detached environment for both lettings and sales. I'm yet to meet anyone who either enjoys dealing with a letting agent, or feels they're paying fees commensurate with the service they received. For something as simple as showing tenants properties, and safely facilitating the transference of documentation between tenants and landlords, it's bizarre how so many cannot accomplish this feat without leaving their customers disproportionately out of pocket, and only relieved they have at least 12 months before they have to start the whole process again. Finding a new flat should also be exciting, not just draining.

What agent could do to change your mind?
I would appreciate organization and competency in the agents, as well as training in customer service. If they are going to charge the highest fees I have ever seen, they should make an inventory mandatory for the landlord or they should reduce their fee in the case of no inventory. They should not lie about the condition of the property to the tenants and they should not rent flats that are legally uninhabitable - i.e. raining inside, dangerously crumbling ceiling.

Used a normal monthly direct debit contract and not strung us along for so long trying to make ridiculous demands.
