AVOID AT ALL COSTS- WORST SERVICE EVER.
To summarise the following paragraphs: When we arrived at the KFH office ON THE DAY of the start of the tenancy we were told TWICE that we would not be able to move in. Very poor communication- being told the manager was in a "managers meeting" almost every time by different staff.
I cannot believe how poorly we were treated at KFH Crystal Palace.
The four of us were supposed to be renting a 5 bedroom house in Crystal Palace but it all fell through due to the incompetency of KFH and the landlord. At every stage of trying complete the renting agreement, we were faced with AWFUL service.
Whilst we were trying to sign the necessary documents to move in, there was such poor communication with the estate agent and there was a lot of mistakes in our tenancy agreement and multiple times they spelt our names wrong even after telling them to correct it.
Having signed the tenancy agreement and paid everything necessary to move in (holding deposit, deposit, 1months rent), we were supposed to move in on a Monday and at no point were we ever told about the procedure to pick up the keys and inventory check. When my friend arrived at the KFH office to pick up the keys Monday afternoon, we were told that we couldn't move in that day and we were not given a reason why. We were not notified beforehand that we would not be able to move in so some of us took a day off of work for no reason, we also had to pay costs of last minute extra storage time and cancelling the deliveries of belongings- which we received no compensation for.
We were then told we were going to move in on the following Saturday. So we went to the KFH office on Saturday to pick up the keys, again after having no information about the move in procedure. When we arrived we were told that the estate agent we were dealing with, Kyle Bolger, was on annual leave and they couldn't give us the keys and they did not tell us why. It was rude enough that we weren't told beforehand that the estate agent dealing with our tenancy was going to be away but also again no pre-warning that we would not be able to move in. We were left outside the property with all of our delivered boxes in the freezing cold, as it was too late to cancel the delivery from storage, with no help from KFH. The manager of the branch then called us to ask if we wanted to move in on a later date but by that time we had had enough so we withdrew from the tenancy as we no longer wanted to deal with KFH and would rather deal with the hassle of finding a different home than having to deal with KFH again.
I would like to add that during that whole time, it was always very difficult to get into contact with Kyle and his manager, who eventually took over our case. Every time we would call the office we would be told that Kyle was not in, or that his manager was in a "managers meeting". I called on one day and was told that the manger was in a "managers meeting", then called again the next morning and was told the same thing, then when I called the same afternoon I was told he was in a managers meeting again! And when I told them that I was told the same excuse that morning, they told me it was an all day meeting which I can hardly believe after being told quite regularly that they are in managers meetings!
I hope that no one ever has to go through what we went through so just keep this in mind when dealing with KFH Crystal Palace.

We recently sold our house through KFH Crystal Palace and from the moment we signed the contract, we regretted it. We found most of the staff that we dealt variously deceitful, disingenuous, unprofessional, self-absorbed and above all plain lazy. The strong sense we had was that they only prioritised properties when near the end of the contract, with weeks going by without any real effort or any proactive communication. We had to conduct several of the eventual viewings ourselves, others were conducted 'on the wing' by sales staff who had never even been inside the property before, whilst others still were with prospective buyers who turned out to be looking for something completely different. If you really have to use them, then my strong advice would be to insist on the shortest possible contract and then give them the earliest possible notice, as it's the only way they will pull their finger out. Yes we did eventually sell out house (though not for a great price), but much more by luck than by effort or by judgement. Unfortunately, Tyrone and his KFH Crystal Palace team are the best advert for on-line estate agents you can imagine, and you are likely to save yourself a great deal of exasperation and money.

The property was amazing and she was totally honest about everything with us no pretending or misleading information, however the Property was very nice but sadly we had to reject due to the size of the 3rd bedroom it was way too small. Tiffany then promised us that she would find us a similar place with a bigger 3rd bedroom but due to us having no luck with all the previous properties we didnt think that she would be able to get us anywhere quickly so we kept searching ourselves.

Just One week later we got a call from Tiffany saying she had found us somewhere and that we must see it straight away. I was at work at the time but because of how real she was when we met her the first time I was happy to leave work early to view the Property as I trusted her judgement and had a good feeling about what she had found. We viewed the Property and instantly fell in love! it was perfect In every way! There was no doubt that this was going to be our place! Tiffany absolutely smashed it for us she's best agent anyone could ask for! Nice one Tiff!!

Having decided to look for a 1 bedroom flat to rent near Crystal Palace I found a decent sized property about 20 minutes walk away through Kinleigh Folkard and Hayward for £850 per month. Not overly expensive I thought. I arranged a viewing with Alex on the Saturday. She seemed helpful (don't they all) and we agreed on a viewing at 11:30am on the Saturday.
The Saturday arrived and I didn't want to be late as my journey was an hour and half to get to the viewing. Just as I was arriving at just after 11am at the front door I got a call saying sorry but the viewing has been postponed. No prior notice was given and I was pretty annoyed at the time wasted. I was called back again with a further apology saying that if I would go for a second viewing I would get some discount off of the agency fees.
I saw the property for the second viewing and liked it and got the ball moving. NO DISCOUNT WAS OFFERED and I had to part with £656.15 with was for £210 tenant fees and £120 for referencing and the rest towards the initial deposit which still left me with a balance of £2194 before the move in date which wasn't a problem.
The contract was for 15 months which I thought was odd and did query this but was told its either 15, 18 or 24 month contract.
Upon my final visit just to hand in some more papers and fill out yet more forms I was told that mid contract the landlord now wanted to implement a rent rise but also there was no figure as to how much of an increase. I told them no way and if the landlord wanted to increase the rent he would have to do it after the contract has finished. Ridiculous!!!!
Due to my mum's ill health and social services not being able to go ahead with a care package for my mum which had already been agreed with them I was forced to unfortunately pull out of the flat so I can carry on caring for her. KFH still had over a months notice from the date the flat was available to find tenants for this and have so far refused to pay back any of this money. I have been very reasonable with them and said yes they can keep the agency fees and the referencing (£330) and just return the rest (£326.15) which would have gone to the landlord. Instead, they are keeping the lot for their own profit and are showing no signs of wanting to play fair. They are going to find other tenants within the month and charge them another set of tenant fees and referencing so no doubt be quids in.
I am in the process of seeking legal representation on this as I was hoping for at least a bit of compassion and understanding. I haven't cost them any money and in fact know that they will make more now.
In the meantime. I would recommend to anybody to avoid these people as they seem to be up there with the worst of them.

Was a very nice and smooth process. The agent was very good at selling the place to us, where other agents I've dealt with have not tried to sell the place they showing to me. Was very clear at explaining the costs and my options in securing the property. Kept us up-to-date with any news regarding the property. Service has been friendly and efficient. We do not live in the area so were looking for a full management service and we needed visits etc. to fit in with our availability. The valuation visit was arranged soon after an initial phone call at a time to suit us. The valuer (Coralie Quick) seemed well-informed about the development and had relevant knowledge and experience of other properties in it. Her rental rate proposal was in line with our expectations and the documentation provided was comprehensive. This was in contract to another agent we had considered who had difficulty finding the property and turned up half an hour late. A suitable tenant (choice from 3) was identified within a week of instruction and the contract concluded rapidly at the target rental price - aided by the electronic signature facility. Help was also available form KFH to put certain things in place, such as the Gas Safety Certification. So far, very pleased with the service and would recommend to others.

If I was given the Requirement from beginning, wouldn\'t have gone ahead with the tenacy, thought I was paying only £45 plus vat, for referencing, as I think agency fees is a rip off..

Upon seeing the flat immediately called the agent I was dealing with, and asked what's the requirement as I liked the flat.. Referencing and credit checked was mentioned, which I went on the state what's on my credit file..
I was then told she would speak to the landlord, which was later confirmed was willing to go ahead with the checks..
I was told if I didn't passed the credit check my money would be refunded back to me.. Minus reference fee. And as I had expressed not willing to go ahead and loose my money..So upon hearing this I went ahead.. Upon paying my holding deposit I was emailed a list of details about referencing, INCLUDING information I asked for immediately after viewing the flat..WHAT ARE THE REQUIREMENTS..
These people withheld vital information and when I asked for a extension to bring in the only thing outstanding to go ahead with the flat,turn around and said the landlord won't go ahead with the tenancy..then on top of that changed the figure of acquiring the property..saying I didnt meet the requirement when I was told a different figure for getting the flat to rent on my annual salary..and even though I sent email proving I was given the info I should have gotten from beginning only after I paid my money.. They still turn around and kept my money.. I told her manager I would be a total idiot if I knew I didn't earn that amount of money and can't prove I do and still go ahead and pay the holding fee..I would be giving them free money. She didn't even give me a response to my asking the landlord for few more days..only stating I had a shortfall in my finance, no response at all in the email whether he was told about a delay in the last payslip, until my payday..
But will be taking this further..

What agent could do to change your mind?
The fees are fine however the rent is slightly higher than I wanted to pay.

I am very pleased with my experience with KFH so far.
The agent I have dealt with, Jack Iveson from the Crystal Palace branch, has been extremely professional, helpful, and very pleasant to deal with. I have felt involved and kept up-to-date regarding all proceedings, and everything has been explained to me fully leaving no room for ambiguity - which is very important when large sums of money are being handed over!
Jack has ensured that entire process has been smooth for me so far, and I feel reassured that it will continue to be so.
