The other reason why Haart overvalue properties is because they fix their fee on the valuation price and not the eventual sale price. This encourages them to overvalue the property to secure the contract and then allows them to reduce the value later to complete the sale. It is only when you get your final bill that you realise that the fee is fixed, but as they convert the % into a fixed fee at the start you don't realise that you are getting ripped off.
