I am very disappointed to read your comments, we continue to be market leaders in the lettings industry and have excellent records with both landlords and tenants. As I understand the team did inform you that viewings had taken place at the property as we had not received a signed application form. Unfortunately we cannot secure properties on verbal agreements alone and we do require the application to either be completed in the office or taken away and returned within 24/48 hours. You have raised a very serious point Simon34 regarding the need for thorough regulation of this industry as well as the need for agents to take responsibility for their actions and deliver on their promises/sales pitch. Sadly my (and my tenant's) experience of this agent was that they do not. There shouldn't really be any need to involve the property ombudsman or ARLA if agents deal with problems professionally when they arise - and believe me this is not a route I would have chosen if I felt ...

I experienced very similar problems with this branch. I know it is a hassle but if you haven't already done so you should report them to the property ombudsman and ARLA. You do have to go through their own complaints procedure first then if you aren't happy, report them to the parent organisation Xperience (the franchise arm of Legal and General) but if people don't do this they will never face up to their reponsibilities and change their ways!. ...

I have had exactly the same issues with this estate agents. We signed papers on a house, due to poor communication between members of staff and their reference company the house fell through with 2 weeks before the moving in date and 2 weeks before we're all made homeless. They've backed us into a corner by telling us that they will only waiver 1 of our agency fees however if we try and find a house through them immediately non of us would lose our agency fees.
