I'm fairly new to the whole letting experience with my first tenant nine months ago. I hired 24-7 as the letting agent as they were local to the area and their fees were one of the lowest. My experience with the team has been very positive. My first tenant was vetted by 24-7 and was good risk however payment dates became erratic. On contacting 24-7, I was told that the tenant had delayed the setup of regular e-banking and they had to chase rent each month. A personal change in circumstance led to the tenant abandoning the property. 24-7's actions in negotiating the removal of personal property and ending the tenancy were exceptional. A new tenant was found pretty quickly and the outstanding rent retrieved from the deposit a couple of months on. They also took meter readings, contacted the energy provider and dealt with the change of tenancy with council tax. From my experience, they have done an excellent job in professionally managing a difficult tenancy and situation. I would have found it difficult to deal with this on my own, both with time and process. My new tenant is a delight and I know 24-7 are there to support the tenant and myself. As a new landlord, my only crib would be that 24-7 communications were not always proactive (late rent, progress on deposit claim) although on the positive spin they are always quick to respond to emails and calls. Taking everything into consideration I would have to rate my experience 4.9/5.

Trying to get this company to do their actual job has been a full time job by itself. No inspections carried out in 6 years meaning the property was an absolute wreck when we eventually got them to inspect (had to be present during this inspection to make sure it was done). When the rent was frequently late there was no contact from them unless we called repeatedly to get them to do anything as they rarely called back unless we called the Hamilton branch. Only time they contacted us without having to be chased was for repairs needed. Had to also keep a close eye on the accounts as although the accounts management did improve towards the end, we still had to chase up the last month's rent due to an earlier error. They were quite efficient in handing over the deposit but this was largely due to the repairs needed obviously costing more than three times the deposit amount. Absolute disaster from start to finish.

DO NOT USE THIS AGENCY IF YOU ARE A LANDLORD. I have had non stop problems for 5 years due to the general mismanagement of my flat, including them inflating prices for repairs (shown in an email where the contractor offered to fix something for £60, then I get told £105 plus VAT by a member of staff at the agency - they forgot to delete the original quote from the contractor); not paying rent at a consistent time or sending statements; not replying to any emails or phone calls in relation to this or anything at all really; shoddy repair jobs costing me around £500 which I am having to get re-done at a much higher cost (see photos of post-paint job - paint all over the floor, only doing one wall, not doing the skirting boards as I had paid for); pretending to do inventories and check out inspections and charging me for them (and resulting in keys being lost, the flat was also left in a very dirty state and completely unacceptable) - once they actually admitted this inventory wasn't done despite charging me and refunded a few months later; withholding documents while I change agency until I pay a ridiculous fee for non-repairs. When they initially advertised my flat it was full of spelling mistakes and outdated photos - they wouldn't change this despite me asking several times. They also once didn't update the council tax and I came home for Christmas with a threatening letter for court action and owing over £1000. I arranged a visit a few months ago in which they 'forgot' to inform the tenant and I wasn't able to get in, despite them saying it was all organised - I live abroad and had travelled to Glasgow with the sole intention to visit the flat. I received no compensation or apology for this. I never really knew who was in charge of my flat - they seem to have a high turnover of staff who make promises that are never kept. I have written an official letter of complaint about these issues, but they refuse to acknowledge it or reply. They are going against the rules of the property ombudsman, which states they must reply within 15 working days. I will be taking this further with them and hope to update this in the coming months with some form of resolution. I have finally managed to escape my years of completely stressful management of my flat, which I only wish I had done years ago - they take advantage of you living abroad and not having the time/ chance to leave.

Do not use this Agency to let your property out.
They do nothing to look after your property.

I then paid for them to deep clean the flat at GBP 360 and then they left behind furniture, drug needles and the flat still needed cleaned. I requested 24/7 to remove the tenants last belongings and * the "Manager" was not interested in resolving this issue. When the tenant handed over the keys they should have been attending the property with the tenant to ensure the property is empty and returned to same condition, minor wear and tear expected. But No, 24/7 failed to even do this and the result is my property is requiring a few thousand pound spent on to bring it back to normal standard.
I have since moved my property away from these Agents.
The only reason i ever endured them for so long is I am working overseas and thought it would be difficult to move to another Agent. Actually it's been very easy, just contacted another Agent who have been great and took the keys and documents off 24/7.
I wish i had moved Agents earlier as over the years with 24/7 I have been underpaid / not received rent due, had all furnishings destroyed by a previous tenant 24/7 put in and numerous other damages by their other tenants. This was the final straw.
It's clear they do not manage or are incapable of managing property. The high turnover of staff employed shows something is far wrong and has never been corrected.
Do not use this Agency otherwise they will cost you a whole lot of trouble, damage to your property and money.
