Benjamin Stevens Estate Agents was launched in January 2004 from a small serviced office in Mill Hill. Managing Director, Steven Wayne launched the business aged just 22 years old, having had only 3 years previous experience in the property industry.
Since then, Steven has grown and developed the business which
now operates with large and successful Sales (Residential and Commercial), Lettings and Property Management departments spread over three branches, and a well-established Block Management practice.

Michael has always been incredibly helpful, informative, responsive and never pushy. When we were in the process of putting our house on the market, I was offered a slightly more favourable agency fee from another agent but I turned it down so as to remain loyal to Michael. He's a fantastic estate agent who pitched our house at just the right level and worked tirelessly to arrange viewings whilst being as accommodating as possible and often going above and beyond to help us sell the house. He has an incredible work ethic. I only met Cheryl further along the sales process but she's been equally helpful at every stage. We encountered a few hurdles up until Exchanging and throughout Cheryl was a pleasure to work with. Always friendly, polite, professional and persistent. It brought a great deal of comfort knowing we were supported so well by Benjamin Stevens. Cheryl's clearly very good at what she does and deserves our praise for pushing so hard to get to Exchanging. She made a point of always keeping me updated with how things are going, even if no progress has been made which I really appreciated.

This was a complicated sale of my late father's property. Not only was the sale subject to granting of probate, but I live in Australia and have no remaining relatives in the UK.
The Benjamin Stevens agent (Robert Murray) was conscientious and communicative throughout the long process so I was always well informed.
When the initial buyer withdraw for personal/employment reasons, Robert quickly relisted the property. He visited the vacant property regularly and was quick to act when a neighbour reported a major plumbing leak; and he liaised to arrange repairs. This agent went 'above and beyond' to manage this sale.

Michael arranged for use to view a number of properties in the area on two occasions and we were able through him to successfully offer and purchase on one of them. Throughout the process Michael was proactive and receptive to our enquiries and on completion day he even did us a real favour by bringing us the keys to the property (while we were juggling moving in and managing five cats(!) at the same time). I would highly recommend contacting Michael if you are looking for property in the Edgware area, or indeed any areas that Benjamin Stevens covers.

However, the conveyancing process was unnecessarily prolonged for months, largely due to the seller's solicitor. They were slow in obtaining the Management Pack and responding to inquiries. Despite my repeated requests for confirmation regarding the tenants vacating the flat on time, my requests were ignored for months. It later became clear that the tenants were council tenants with no intention of moving out.

After enduring months of waiting, a court eviction letter finally arrived six months into the process, revealing that the tenants wouldn't vacate until mid-January 2024, if at all. Concurrently selling a flat myself, I opted to withdraw my application to avoid losing my buyers. Consequently, I made an offer for a different flat. Regrettably, I suffered substantial financial losses amounting to several thousand pounds. Had I known beforehand about the flat being occupied by council tenants, I wouldn't have made an offer.
Following my formal withdrawal, I noticed that the flat's advertisement was re-published without updates, despite a £1,000 increase in the annual service charge since its initial publication in early 2023, an error not corrected in the advertisement. Considering the real estate agent's poor communication and transparency issues from the start and throughout the process regarding the tenant situation, I cannot envision utilising their services again.

Outstanding!! Rude, unprofessional and do not care. I drove 70 miles to Milton Keynes for a viewing and even called up to make sure that I was ok to make my way and I was told to go ahead. Only to be let down by the agent. Neighbours were more present than the agents. And when I called they had no way to be contacted as there 0208 number closed at 1:30 in the afternoon. No mobile number for the agent that was meant to show the property. Layla Ward was extremely unprofessional and spoke to me as she wasn't interested in selling the property for there client but to make it a point that she doesn't care, and said no more viewing we had enough viewings, and my effort to view was wasted and she didn't even offer a alternate viewing paint courtesy. Of course why would they travel 70 miles to Milton Keynes from Edgware for a single viewing. So these people don't value there customers. Message to all, Better deal with a professional and not this arrogant agency who doesn't care.
