Our business was established around 18 years ago by the current directors Robert Whimperley-Dixon and Daniel Maifredi. Since then we have gradually grown our team and business to become one of southeast London’s most respected estate agents.
We deal with sales, lettings and property management. Although we are a
small team, we have established a large presence in the areas we cover.
Providing high quality customer service and charging fair fees are our guiding principles.
All of our team live locally so really know - and love - this part of London.

We used Seb Roche to sell our flat in Honor Oak having read positive reviews on a local forum. We were immediately impressed with the Daniel, the MD who met with us on our first appointment and we felt confident we had made the right choice. The photos were taken promptly and the property was on the market in a very short period of time. Unfortunately after many viewings we were no closer to receiving an offer and we began to feel let down by the sales team at Seb Roche. The agents were seemingly incapable of following instructions (e.g. leaving lights on - even when there was a post-it note stuck to the door) and we were concerned that after many viewings, no questions were relayed back to us. We found it difficult to believe that 10+ viewings had not resulted in a single question which the agent needed to ask us, the sellers. Most infuriating was that we had a couple of cancellations for which we were not notified, which meant that we had cleaned and vacated the flat, only to find on our return that the viewing had not taken place. Despite all of the above, we did eventually receive an offer which we accepted. We then saw a different side to Seb Roche in the Sales Progression team, in particular Sophie, who was excellent at keeping us informed and chasing up the chain to ensure the sale kept on track. Overall, we are happy with the end result and cannot speak more highly of Sophie however have decided to give a 3 star review as we feel what could have been 4 or even 5 stars was let down by the sales team.

My buyers wrote a letter to me because they were worried that messages were not getting through (they weren’t). They never reurned calls from other agents in the chain, they rarely returned my calls, they have not told me that my sale has fallen through for at least a week now (the buyers told me directly). Pre-sale they were very good but that was back in 2021! Several times the phrase ‘that is not the service we aspire to provide’ which initially sounds thoughtful, but after several uses it loses its shine.

We sold our property through Sebastian Roche just in time for the stamp duty deadline.
We were really impressed with how smoothly and efficiently the process progressed. From the first valuation done by Rob, to the wonderful pictures the photographer took all the way through to the slightly nerve-wracking last couple of days.
Sophie was amazing at staying in regular communication with us and the buyer and making sure that all necessary updates were shared promptly. That can't have been easy in the run up to the deadline!
All in all, I recommend Sebastian Roche for selling your property.

Myra was a massive help throughout the entire process of us moving. Due to the pandemic, we had some unique circumstances when it came to moving, however Myra was always reassuring and helpful and that helped make the move as easy as possible once we had secured the property. I bought my house off Sebastian Roche 14 years ago and they successfully sold it this week after what has been probably the most challenging year any of us has known.
Despite this, their professionalism and good humour has been a pleasure to deal with.
From Dolin and Donovan, excellent and reassuring sales people without being pushy, to Sophie who manages the office and drove the sale (who seems to work 24/7) I cannot recommend them enough. Honest, professional and good spirited.
