I initially went to Spenser to rent my property, however after doing some research it made sense to sell. Spenser was brilliant increadbly professional, knowledgable about the market. Phew valued my property at a range that was fair handled the open day in which over 30 people came to view, and as a result I received a price way above the full asking... But his work didn't end there. Throughout the sale process he dealt with everything I didn't even realise I was selling my property it was handled soooo smoothly... I can highly recommend Spenser and his Team, I will definitely be using them again, as there is something to be said for using a small local agent..

I have had to report issues with leaks and breaks in the home via FixFlo (online portal) and the come back from the office is so quick and efficient. Things are dealt with at the time they give you so I know if I book time/day from work it will not be wasted. I have enjoyed living at my place and having good property management is a big part of living comfortably- I wanted to remains under Spencer and Munson unfortunately they have no other properties in the area I desired.

To date we have been using Spencer Munsons for over 14 years as our lettings management company for our London apartment. During this time we have had only one short void period due to the tenant having to return home (abroad) after a family crisis, which we used for arranging redecoration (through SM).
We had experience of another letting agent in Bolton when we had a property there, and therefore have a comparison. Thie Bolton agent was slow, unresposive and incompetant - the total opposite to SM.
During these 14+ years, SM have proven to be efficient in the main with only a few minor hiccups, but easily sorted out by their friendly and helpful staff.
I believe in being a good landlord, replacing equipment when necessary, sorting problems when the occur etc. This pays dividends in the longrun, encouraging tenants to renew the agreement knowing they get value for money. Using SM, helps us to achieve that goal.
About once a year I contact Spencer to get his view about the current rental market, and always found him to be enthusiastic, friendly and helpful.
We have never even viewed our property in the flesh (bought through a property club) and haven't needed to as SM have dealt with everything since purchase giving us regular updates and photos of the property condition.
We're very happy with our SM experience.

Renting with Spencer Munson was a frustrating experience from beginning to end.
1. When we first put a holding deposit to rent our flat we were told we had to get dozens of documents together, including mortgage statements from parents and a contract from a future job, all in the space of 5 days. We were threatened that they would keep hold of our deposit when these documents took longer to gather despite the issue being out of our hands.
2. The fees they charged for referencing, renewing contracts etc were astronomical. Thankfully the change in law in England should now prevent them from exploiting future tenants in this way.
3. Communication regarding repairs etc is very poor. When we moved in in the height of summer there were signs telling us not to open windows with broken handles. Only after chasing them on multiple occasions over the course of months were they repaired, leaving us to live in greenhouse conditions in the meantime. We had to beg for other issues such as dangerous floorboards and rusted fittings to be repaired and chase them at every juncture to make sure it happened. When there was a major leak at the property we were not reimbursed for any costs incurred from not being able to use rooms in the flat and having builders equipment drive up our electricity bill for 6 weeks.
4. They planned to increase the rent during our tenancy - coincidentally just after the law changed to stop them charging unnecessary fees to tenants. Obviously, communication regarding this was extremely efficient (in contrast to their usual slow/absent responses regarding repairs etc).
5. Finally, when it came to checking out we were again charged extortionate fees despite leaving the flat in a better condition than we found it. The report from the checkout inspection was not communicated to us for the best part of a week, and we were then told by email that would have deductions even though the only issue on the report was 2 blown lightbulbs. ("The landlord will be proposing deductions from your deposit. We are currently arranging quotes for the works required and will come back to you in due course to propose a settlement of your deposit."
Staff were not able to what the deductions were for or what the cost would amount to, and I was told that the email I was sent was a generic one sent to all tenants checking out - which indicates that they take deductions from literally every tenant regardless of the state of the property, which frankly seems like fraudulent practice.
After escalating the issue the staff member suggested the charges were for professional cleaning (which had already been done) and other issues that were already addressed. Finally they decided that the charges were only for the lightbulbs, which they did not allow us to change ourselves, instead deducting £50 for calling a handyman out to do it, on top of the £100 check out charge (the reason for which has never been clear). Despite what they said in the email they did not approve the charges with us prior, leaving us in a position where we just had to accept the situation in order to get our substantial and much needed deposit released.
All in all, I'm glad to not have to deal with them any more. I'm sure that Spencer Munson is just the product of the dysfunctional property rental market in this country and the well established industry of letting agents fleecing tenants for all they're worth. I've had much better experience renting with other agents in the past however.

The lettings staff are efficient, helpful, informative and lovely to deal with. We have had the most excellent service over the years. Even had a tenant who did not pay due to being made redundant, not to them being a bad choice of tenant, the team sorted this out completely. We were insured with them and the whole process was easy and we never had to get involved hardly at all.
Over the years we have had work done on the flat and had bathrooms replaced, decorating done, blinds changed etc and we trusted Spencer and his team throughout. Never have we felt that we have been over charged or taken advantage of. Our tenants have been looked after perfectly. The minute they reported anything I was notified and after my permission the issue was fixed or replaced. If you are looking to rent your flat and want a reliable, caring teaming who are great value for money please do speak to Spencer and his team.
We now have just sold the flat through them and having a tricky time with our solicitor, Mark the sales manager has given brilliant service, backup and communication. We sold for the asking price in a market that is precarious presently. We have not even had to visit once to sort anything out. I can honestly say Mark has been a pleasure to deal with, he even emails me progress on his days off. The whole team are outstanding.

In the 6 years that I have been with Spencer Munson as a Landlord I have found their service to be simply excellent!
Emails and telephone calls are prompt, issues are dealt with quickly and efficiently and the management service beyond expectations.
Maxine and Danielle are my go-to people at Spencer Munson and their efficiency in dealing with all issues is outstanding! I can recommend Spencer Munson without hesitation.
