base property specialists was established in London in 2004 by An Deckers and Kristjan Byfield. Our vision was to build a multi-faceted London property agency delivering far more than your typical London estate agent. base provides a full range of property services to meet all the needs of the London residential p
roperty sector, be it houses, flats or apartments. The ethos of the company is simple: to offer the Best Customer Service.
Property Lettings and Management has always formed the core of base and we have now developed a wide range of additional property services that set us apart as a London letting agent. These include: next day furniture, interior design & refurbishment, property maintenance, property finance and professional inventories for all types of accommodation.
With excellent customer service at the heart of our business base property specialists has been able to grow organically through referral and recommendation. This commitment has resulted in base becoming one of the most highly acclaimed estate and letting agents in the UK.
At base we believe strongly in professionalism and therefore, in an industry that often carries a poor reputation, we have undertaken vetting, training and examinations to join the UK’s leading, voluntary regulators. We are Licensed Members of both ARLA and NAEA and are member agents of TPOS, TDS and SAFEAgent.
Our company operates from our offices in the heart of Shoreditch Triangle in Central London EC2. From this City location we are able to offer our services London-wide and do so for clients across the capital. We are, however, also very passionate about our local areas of Shoreditch, Hoxton, Brick Lane, Old Street and Spitalfields- and not just the beautiful properties here. Base Property Specialists took over managing the flat we rented after the previous agent failed to their basic responsibilities such as paying the rent back to the landlord and responding to issues. BASEPS have always been extremely professional. Responded to all issues in a timely manner. Many agents only care for money and care less for the tenants but Baseps are nothing like that. We also got our deposit back after leaving the flat in a timely manner. I would recommend them. Unfortunately we had to leave the flat and are now renting with dodgy agents who are well known in London and I can say I already miss dealing with Baseps.

My previous management company has created a lot of issues in my apartment and I did not know how to solve it. I changed to Base and everything was resolved in a professional and timely manner. Communication and customer service is on the highest level. I would definitely recommend them!

I rented a really unique property through Base for four years. They were invariably helpful, fair, professional and efficient. Maintenance could not have been simpler: we were given the number of our landlord's maintenance man, who would deal with nearly any issue within 24 hours (and once dropped his family celebrations on 27 December to attend an unforeseeable emergency).
In particular, Base were amazing for the final year of the tenancy. We spent 13 months trying to buy our first place, and kept having to change/extend the end date of our tenancy, sometimes with short notice. The whole Base team went above and beyond to help us, and eliminated entirely what could have been a real source of stress, during an already-stressful time.

By far the most pleasant experience I've ever had with a management agency. What started with an initial meeting to show me all the details of my new flat continued with prompt responses with any questions or issues I had throughout the duration of my stay. An, Steve, and the rest of the team were a pleasure to deal with. An easy recommendation for anyone in the future.

I've been using services from Base Property for almost two years, since the very first time I met them (An, Kristjan), they've always been very professional, friendly, helpful, and they action on things quickly, provide updates before I even think about chasing them. Fair, and in line with market rates. Naturally, the world will be a better place when the law prohibits agency fees from being charged to tenants, but until then it's hard to gripe about those charged by Base.

Base have been by far and away the best letting agents that I have ever had to deal with. They have always been courteous, professional, attentive, and helpful. Most friendly and helpful property specialists ever, so lovely and great first impression. Couldn't have been more professional, giving my wife and me great information to find a perfect accommodation. The flat we rent was clean, stylish, the same as the pictures on their homepage. And excellent maintenance service. Maintenance was beyond good and great. Whenever we notice something, the maintenance manager tried to fix as soon as possible. My wife and I were very pleased with living the property. There is no doubt about it. 100% recommended base property specialists.

Having rented an apartment for over 3 years that Base managed, I can say that the service they offered was perfect, from the start right through to the end. The whole team were very attentive, and professional. Any necessary maintenance got dealt with very quickly and without issue.
The whole team were easily accessible, very friendly and always willing to help. Having had repeatedly bad experiences with other agents in London, it was so refreshing to deal with such a great team.

Base Property Specialists, until recently, managed our rental for 2 years and from signing the contract to vacating the property they were very attentive, great with communications and kept us as up to date as possible with anything that arose.
We were lucky to have an exceptional landlord but in addition to this, we felt extremely comfortable reaching out to the team with any matter, which was always resolved quickly and professionally.
We would thoroughly recommend renting from Base, the fees reflect realistic admin charges compared to other agents who can charge a great deal and we were very pleased with how all paperwork and contracts were carried out.

I found the entire team is tenant and landlord friendly, Right from viewings till the check out the team has been very process oriented with no room for misunderstandings or confusion. The entire team - Kristjan, An, Marija, Steve, Andy, Dee ( i might have missed some) have been very supportive. I am sure to approach the same team to manage my property in future and I strongly support and recommend base properties for the lettings, and management. Well done team!!

Overall Fees
You will need to pay 1 week's rent as a Holding Deposit to place a property 'under offer' whilst we undertake legal checks (Right to Rent, AML, etc) and references to ensure you and legally entitled to and are able to fulfill the terms of your proposed tenancy. On the basis your tenancy goes ahead as per the originally agreed terms and all parties sign all tenancy related documentation with 14 days of paying the Holding Deposit this will be refunded in full. Security Deposit: capped at a maximum of 5 week's rent The 1st month's rent (unless an alternate rent schedule has been agreed upon) Other permitted payments which may apply during your tenancy are as follows: -changes to tenancy documentation -interest charges for late payment of rent -payment to cover reasonable incurred charges to resolve an issue caused by a tenant (e.g. the cost to replace locks & keys if a tenant loses a set) -payment of any unpaid rent or reasonable costs associated with the 'early termination' of a Tenancy

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
Complaints Procedure
1. We are required to immediately undertake an investigation and provide you with a report of our findings within 15 working days. 2. Where possible, the case is to be investigated by a Senior Member of Staff not involved in the case. 3. With this report will be a statement of our final decision and any offer we may wish to make. 4. If this is not acceptable then the matter and our report is passed to TPO (The Property Ombudsman) for them to reach a decision on the matter.
