There are two factors which I think are most important when reviewing an agency from the perspective of a tenant; First is the agency's selection of properties and effort/ability to find a tenant a property to let/buy which meats the tenant's criteria. Second is the management of that property (if retained as the agency) curing the course of tenancy.

Cluttons fails in ALL ways. Cluttons caters toward properties which are typically pricier than most so it should be no surprise they have poor selection. Because they, by design, try to work with individuals with larger budgets they do not make an effort to find properties within one's price range, but rather try to push people into overpriced, well-photographed average properties.

As property managers they are extremely frugal for their own benefit. As a culture I think England has typically just accepted poor service as standard, which is a shame. But what is not a shame is that this is changing with the advent of review sites such as this. To be more specific, Cluttons will send a repair man they keep on hand, who presumably accepts low payments for frequent business, to fix almost ANYTHING despite the fact that he is not qualified to do the repairs they ask. They are unresponsive. They do not hesitate to yell at your for being upset with them about their slowness in dealing with anything that is wrong.

In addition to the poor service they provide regarding both of these factors their fees are very high. Expect to may a good 2 weeks rent to Cluttons (in addition of course to the rent paid to the landlord) for putting together a standard contract. They will then try to talk your landlord into raising the rent the first chance they get no matter how much the property should actually cost.

BEWARE BEWARE BEWARE! I would suggest using ANY other agency. NOT WORTH THE MONEY. OVERPAID, POMPOUS, TYPICAL WANNABE RICH KIDS TRYING TO RIP OFF ANYONE AND EVERYONE. AVOID!
What agent could do to change your mind?
The agent should be MUCH more up front about their fees. They should stop trying to PUSH up prices of properties and they should try providing a service that is not based around lining their own pockets.

What agent could do to change your mind?
The agent should be MUCH more up front about their fees. They should stop trying to PUSH up prices of properties and they should try providing a service that is not based around lining their own pockets.

I would freeze to death in the artic ocean than use Cluttons for anything.
