The email chain below is fairly self explanatory. B&R are pretty much the worst letting agency I've delt with and I've been a renter since 2005. Apart from my mail/phone exchanges with Adam, I've also tried reaching out to Marc Von Grundherr but to no avail. Spoke to his assistant few times who promised to get things fixed but absolutely no improvement. I think they clearly lack the credentials to be in this business as this has not been my experience ever before in the past.

Is there an update from your end on the open items in my email below? Why is it taking so long to get a simple update on things that can get fixed in a day? I'm not sure where the problem is but it cannot possibly take a month or two to figure our the best solution/fix for common house hold issues.

Also, on the window job no one has contacted me from the time you sent your last email? I'm not sure if they are having phone trouble but maybe it would help if you follow up with them to get things moving at their end.

I expect all of these issues to get fixed before end on day tomorrow. Otherwise I would demand that you put me in touch with the landlord so that I can communicate my displeasure and end the lease ASAP.

We received a quote from glaze and frame to replace the hinges in the windows ¢â‚¬â€œ my first thoughts were that the rubber seals had perished but they advised that after their visit it's actually the hinges. The landlord gave the go-ahead for the works and I¢â‚¬Ëœve instructed the work this morning and requested a suitable date as to when they will attend.

Thanks for your prompt email before close of business Monday. I'm providing my responses below:

1. Broken Dishwasher ¢â‚¬â€œ I ordered the new Dishwasher today and it will arrive on Wednesday. This was the earliest available delivery and they will call on Wednesday morning with regards to the delivery time. Once I have this time slot I'll call and update you accordingly.
Response: This is ok as long as we can get this completed on Wednesday
2. Chipped Mirrors in bedroom closet ¢â‚¬â€œ We are still waiting for the landlord's go-ahead on these items.
Response: The chipped mirrors were noted as early as the inventory process so my expectation is that we can get this fixed right away
3. Badly insulated windows in reception and bedroom ¢â‚¬â€œ Glaze and Frame will renew the windows on Wednesday. I'm trying to book this for between 2 and 4pm.
Response: This is ok as long as we can get this completed on Wednesday
4. Curtains to be replaced by blinds ¢â‚¬â€œ I've passed on all the quotes to the landlord for his go-ahead ¢â‚¬â€œ He's just waiting for his contractor to provide a 2nd quote before instruction the work. I've advised we need to get this done asap but its and improvement on the property so we have to allow the landlord time to consider his option.
Response: I do not agree with this for the following reasons. Firstly, Ledian Kuci who let the house promised that the curtains will be replaced by the landlord. Secondly, the curtains are falling apart and hence cannot be considered an improvement.
5. Flush and washbasin sink tap not working ¢â‚¬â€œ Any issues need to be reported to the management directly as they will only respond to emergency calls. NCS have ordered the new shower head and it should arrive by Wednesday. Once it arrives they will book to attend and complete all the repairs.
Response: Thee issue occurred over the weekend and I tried calling your number. The pre-recorded message directed me to NCS and I reached out to them.
6. Unable to get cable TV service in the apartment ¢â‚¬â€œ Community Vision are waiting on Darren the block manager to arrange a Cherry Picker in order to connect the property to the communal sky dish. My understanding is 4 properties are in the same position and that this work is booked for this weekend. I've called Darren on his mobile 4 times today and left a message requesting an update.
Response: This is ok as long as this is completed over the weekend.

Looking forward to getting everything fixed ASAP.

Thanks for calling me last evening. Based on our discussion, I was expecting feedback from you before close of business Friday, January 24 regarding when all the problems that have remained unattended to from the time the last email was written to you. I'm yet to receive any communication from you which is frankly very frustrating. We are living in a house with less than adequate amenities (as defined in the contract) and yet keeping up our end of the bargain and promptly coughing up a tidy sum for rent every month.

As expressed earlier, getting these things fixed by Thursday of next week is an abysmal response to issues that were reported on January 7th and totally insufficient. I would expect to be compensated for all inconveniences caused and not be charged rent for the next month and have all these issues fixed immediately. For your easy reference, here's a list of issues that remain unfixed:

1. Broken Dishwasher
2. Chipped Mirrors in bedroom closet
3. Badly insulated windows in reception and bedroom
4. Curtains to be replaced by blinds
5. Flush and washbasin sink tap not working (reported to NCS last weekend and no response)
6. Unable to get cable TV service in the apartment

Hi Adam,

Good morning and Happy new year! My name is Nisha. I am Shreyas's wife, who has leased Flat 4 in William Court at 6 Hall Road from your realty. My 1 year old daughter and I just relocated to London from America yesterday to join Shreyas in our new home.

I am writing to you to draw your attention to several things broken and not working in the house, which are extremely urgent and need to be fixed:

1. Dishwasher leaking: we started using the dishwasher for the first time and noticed that it is leaking. Water falls on the floor during the process.

2. Hand shower head not working: the hand shower head in the master bathroom is not working.

3. Cold wind through the windows: there is a terrible draft of cold air through the living room and guest bedroom windows. No amount of heat can warm up the room, while the cold breeze is cog through. We are unable to use one bedroom to sleep at night. I think the insulation on those 2 windows need to be fixed.

4. Curtains falling apart: the curtains in all the rooms are simply falling apart. Many don't have the rings and are broken. I am given to understand that we were to get new curtains or blinds installed.

5. Broken mirrors in the wardrobes: both the mirrors fixed on the wardrobes are cracked. Please replace these.

6. No cable connection to this flat: we understand from SKY TV that there is cable connection that can reach flat 4. This is a big disappointment to us not to have TV. We would like your help in coordinating with the flat owner to secure the required permissions to get the TV connection.


As you can see, all of the above items are very urgent and I look forward to hearing from you at the earliest. Thanks in advance for your help as we settle into our new home.

I've investigated this and believe this is a fake review, possibly by another agent. We don't have any Landlords at Beaufort Park with the name Mr A Costas nor have we had any reports of properties being misused in the way prescribed in this review.
