Shannon was fantastic, to be honest the first professional letting agent (and this applies to Prospect as well as agency) I have met. She was not only courteous and very nice, but she knew what she was talking about. She knew the property in and out, she could answer all questions, she always replied to any queries very quickly, we had the overall feeling that our case is in good hands and things are progressing as expected. Other letting agents we dealt with from other companies had no idea about the property, during viewings they mostly were playing/texting/browsing on their smartphones, and it was clear they are not that much interested as someone eventually will anyway rent the property. Shannon from Prospect was different, and she raised the reputation towards her profession for us.
On the negative side: Pricing at Prospect is not justified in my opinion. They charge administrative fees based on the rent rate. Well, let's just check what administration is required: Letting agent petrol usage, time and efforts, phone calls, paying a referencing agency, set up the legal documents (contract), let utility providers know about the change of occupiers. The same efforts are required if you rent a 1 bed flat or if you rent a mansion. Therefore I do not think it is justified to pay more if you rent a more expensive property. In general I do not agree with the whole process in the UK of charging the tenants, as the tenant will pay the rent, and the landlord has to pay already for advertising and managing the lettings. It is the landlord's interest to have his/her property rented out, hence paying a nice sum for agencies to let it out. Why do tenants have to pay extra money besides the rent? I as a tenant do not advertise and do not use any services, I just follow instructions, send documents, rent and pay, so I also put in a lot of efforts in the process. But this comment is just on the whole system how wrong it is. As for Prospect, I think they could set a fix price in this faulty system to charge tenants, as indicated above, they need to put in the same efforts no matter how expensive the property is.
