The Walthamstow branch of Douglas Allen have left an awful impression in my mind. As a first time buyer I am unable (and unwilling) to participate in Sale by Tender properties, something that only this estate agent in the area is doing. This basically means that instead of the seller paying the estate agent fees (c.£10k), the buyer has to pay for it on top of all other fees.
That is their choice/business model, so I have no desire to question them on it, but I received daily sms text messages regarding sale by tender properties, despite telling them that a) I would rather be contacted by email, and b) I did not want to look at houses that used the sale by tender process.
I called the branch expecting to have a pretty straightforward/friendly conversation to update my profile, and was told by the estate agent that I was being an idiot, that no one had ever queried sale by tender with them (something I find hard to believe when it results in spending thousands of pounds on estate agents instead of bricks and mortar) and that they have control of the market now and I should be doing exactly what he says. I told him that he may well be right, but I would still like to update my profile to remove this option, to which he told me that he would be removing me all together rather than changing my preferences.
He then lied to me and told me there was no point them having my details as all Douglas Allen properties are sold via sale by tender. I explained there are other branches (like Wanstead, who have always been very open, clear and friendly) that do sell houses in the traditional way, so I would rather be left on the distribution list if possible for such sales. He said I was wrong, I told him I was viewing a property on Saturday that suggested otherwise. He got ruffled and told me he would be removing my profile so that we don't get any more contact as it was inevitably going to be all sales by tender within a very short time.
I appreciate that this new sales by tender process is probably something that this estate agent is trying very hard to push, but the way he handled my hesitance and queries about it were disgusting. I could not understand why if their system has the flexibility to filter what it emails through to me, he didn't simply do it without all of this agro.
I know the market right now favours the seller, which can only be why the estate agent felt he could be so rude and dismissive of me. But these things are cyclical, and there will be times when they require buyers. I would advise people to steer well clear of the Walthamstow branch of Douglass Allen.
(Again, to re-iterate my dealings with the Wanstead branch have always been positive).
What agent could do to change your mind?
The agent could have either just done what I had asked and updated my profile preferences, or handled my query with a degree of courtesy, and not call me an idiot.
