I own a property in north Ilford, which does not have many tenanted properties, so I wanted to make sure the agent I chose was the right one.
I spoke with Nicole and Azad from oneworldoffplan and once they had viewed my property, which is a very large Victorian terrace with complete original features, they were really adamant that they had the right customer base to rent the property out. They offered me a "rent guarantee" 12 month contract and would take the house straight away.
I received a deposit and the first few months rent. Then things started to go down hill.
When I went to visit the property it had been neglected. The first time i visited, each door inside had been drilled and locks added, including two of the living rooms. I could not understand why this could happen especially as my contract stated that no changes to be made to property without my permission and I specifically told the agent not to alter any of the features, such as the doors which were over a 100 years old. A ground floor wooden sash window had been smashed in and at least a 1/4 of it was missing. It had been left like this for sometime as the plaster had been damaged inside the house around the window. Tenants confirmed the window had been broken for over a week and had been reported, but nothing has happened to repair it.
I spoke to Azad who said he didn't even know about the locks or the window, he had not been to the property since contracts had been signed. He would try and sort it out. I also found that the tenant that was supposed to be living at the address as confirmed by my agent has never lived there and has placed 9 people inside the address. Two in each ground floor living room. Two in each double room and 1 person in the single bedroom.
There are many incidents which I can describe - but just another example. I went to visit the address and one of the wooden windows (glass and frame) was completely missing. The house was open to all the elements. When I spoke to the tenants they confirmed that it had been missing for a week. They had reported this to the agent but nothing had been done.
I spoke to Azad and requested that the property be returned as there have been several breaches of contract and the contract is voided. Azad stopped paying any rent and did not carry out any repairs to my property. A whole ceiling needed replacing and at the time of writing I am now going through the formal process of evicting the tenant myself.
The has been no gas, electricity, water or council tax been paid on the property for over 6 months with summons outstanding. This is all due to the mismanagement of oneworldoffplan and Azad. Making as much money as possible at the expense of the owner.
Please DO NOT GO WITH THIS AGENT - it will only end one way. You will be left out of pocket and your house will be damaged and you will have to pick up the pieces yourself. I have learnt the hard way but hopefully this review explains why you don't have to.

2. We Rented the property out to the tenants however we did not give it or join the contract with any other agency as it states on the lease agreement that the landlord and both the agent parties have to be signed where as there hasn’t been signed by another agent. The landlord said that we Oneworldoffplan has given to a agency named Global Services London which has not been given nor has the contract have a joined agency signature to prove it.
3. The property was managed by ourselves and had done all the Electric, Gas Certificate (see attached certificates) EPC was not done as the vendor had just purchased the house and had one done through the agent, and advised us that a copy would be sent, which we chased on numerous occasions. The certificate were authorised by ourselves and done so that the property could be rented, We instructed out local Gas Safe engineer whom has been to the property to do the inspection, whilst also any repairs to the house, we attached a repair report done so by the Engineer which was paid by ourselves, and monies never paid by the landlord. Visit was scheduled on a 3 monthly basis and the landlord has continually entered the property without consent, used his formal badge to deter the tenants from not letting him in. The landlord has abused his powers and should have formally contact us to allow inspection of the property, which has not been adhered to.
We have numerous calls, emails to the landlord and have had many call in and out to her, we can provide those call listing if requested.
Our emails and initial conversation and numerous emails are listed, however further information will and can be provided.
It is stated within our lease agreement that the visual inspection would be made however if any defects will be noted and informed if relevant to the fabric of the building which we have done about the leak.

The property was leased for only one year, and during that time we have explained to the landlord that the tenant whom breached the contract by subletting was served a section * notice with breach of contract, as the law states we are required to take legal action through the courts in order to gain possession from the named person on the contract, even thou he has breached contractual obligation, a court order required, and could take a few months depending on the court, Mr Noori a Sergeant serving within the west midlands police force knowingly abused his power by using his badge to gain entrance and then breached UK Law by not adhering to UK Law and sent us and the tenant that the property should be vacated on 31/12/2013 with an actual court order, which should have been gained through the county courts, and had ourselves and the tenant as the defendants.
This breach of law is UN mistakably a wrong that we will seek to take further through the IPCC as abuse of power whilst in a public office and, abuse of UK law and went above the court’s jurisdiction.
The landlord knows this and has not given us time to sort out legal proceedings, and further to the correspondent back to Mr Noori advising him of the Law he still went ahead and took possession of his house, throw out all our furniture’s kept the washing Machine, and complained to yourselves which is wrong as no procedures to gain possession was followed, He also abuse of power in a public office and ascertained records using the police system to find out information about members of the company.
We attach a copy of section 8 served on The Tenant, as stated by the law, and taking advice from Residential Landlords Association, And National Landlords association which we are members of.
5) The landlord state that they terminated the agreement with ourselves, whilst knowing that if there is a AST in place we cannot terminate the contract until such time that the property is vacated or the AST comes to an end we cannot give the property back, without a possession, or return of the property by the tenant.
To inform the tenant we served the named person the notice rather the others whom were so called residing at the property.
The tenants have always paid we have proof, we also have proof that the landlord received the rent on the 1st of every month and was paid via our bank into the nominated, so the landlord is lying, and that the tenants are our responsibility as he signed a lease agreement and a deposit was paid to him. (Please refer back to lease agreement). Also see bill payments which prove that we did pay landlord which again another lie from landlord.

We have always liaised with the landlord and have sent email and had phone calls to ensure that we deal with any issues, however the landlord deemed fit to abuse the rights of the tenant, and ourselves, using malicious tactics and using his police badge to gain access whenever he felt was right.
Part 5
We dismiss his claim that rent was not paid on time or at all.
We dismiss any damages to the property as he did not conform to the lease agreement or pay for repairs from water leak which we paid out of our pocket.
We dismiss contractual payments after the possession was taken, without a court order.
We dismiss the payment of travel as she has family in the area and come to visit them and not the property.
We dismiss all claims to be fabricated and done in order to gain unlawful monies through deception as our professional indemnity is over 1 Million pounds.
