Whatever you do, do not let Haart manage your property for you, they are totally useless. Last year, I used their "full management service" to manage the letting of a property I own in Colchester as I live too far away to manage it myself. The service is an absolute joke, they don't manage the property at all, they just give the tenants the keys, and leave them to it.
They said they would do an inspection once every three months, but I always had to remind them to do it, and after asking several times, they would give me a lame report of the condition of the property that had very little information on it and just said the property was in good condition. All the reports I got were identical to each other, making me doubt that they actually visited the property.
My suspicions were confirmed when I visited the property after the tenants had moved out and saw the pictures the cleaners took of the state the tenants had left the place in. The last inspection was supposedly done a month before they moved out (it was supposed to have been done two months before that, but as with the previous inspections, they hadn't done it of their own accord and I had to ask them several times to do it), and like the other reports, said the place was in good condition.
The carpet was filthy throughout the whole property, the bookcase had been moved into the landing restricting access down the stairs (almost certainly a hazard), there was loads of grease up the walls and on the ceiling in the kitchen and the kitchen table top had been completely burnt off, a socket had been damaged and was showing wires, a thermostatic value had been snapped of one of the radiators, the lawn mower had been dumped in the garden making it unsafe to use, there was a load of rubbish in the garden and it was heavily overgrown with weeds and bushes (at least a years worth of growth), and they had taken two of the expensive single divan beds from the bedrooms and dumped them in the garage (damaging them in the process) and bought cheap double beds and put them in the rooms instead.
Haart expect me to believe that all this was done in the month after the final inspection. What a load of crap!
So, the garden experienced a year's worth of growth in just one month, aye Haart? The tenants decided to buy double beds when they only had a month left in the property (they were students who were graduating this year, so they knew they wouldn't want to renew the contract for another year), aye Haart? The tenants were clean and tidy and perfect for 11 months, but then had personality transplants and become slobs who lived in their own filth for the last month, aye Haart? What complete nonsense.
As most landlords know, inspections are extremely important as they allow you to see if the tenants are looking after your property, and if they are not, you can try to get them to correct their ways (and if they don't, then you can evict them and therefore try to minimise the damage they can do). But as Haart didn't seem to do the inspections, the tenants were just left to cause more damage to my property that possibly could of been prevented. It's now going to cost me thousands of pounds to get the property back into the state it was in when the tenants first moved in.
So, a warning to all landlords, DO NOT TRUST HAART TO MANAGE ANY OF YOUR PROPERTIES, THEY WILL JUST TAKE YOUR MONEY AND DO NOTHING FOR IT.
