I co-run a property development fund and am amazed by my recent experience.
Recently, they sold a flat on Wellmeadow road, hither green. Its a small two bed at an. attractive asking price (£180k). I know the area well & even in need of considerable work, it was worth at least £200k.
I and my colleagues phone Acorn a total of 8 times in an attempt to arrange a viewing. We were not called back once. We told them we were cash buyers & could therefore move very quickly. I personally made it very clear on about the 6th call that i thought the price was very attractive - i was hoping to spur them on a bit........
Excuses ranged from 'viewings are very difficult to arrange, due to unruly tennants' to 'we are very busy and our properties are selling like hotcakes' - the inference being that they were too busy to do their actual job. The only other time I've seen such bad service was when a competitor bidder, some years ago now, was giving backhanders to agents in return for low prices - something the agents achieved via 'bad marketing'.
I cant say for sure but i wouldn't be at all surprised if thats what was going on here.
What agent could do to change your mind?
Actually arrange viewings for interested parties.......
