I've been renting in London for 10 years, and Lamington are the worst agency I've ever dealt with. Londoners will understand that's quite an achievement.

Over the course of my tenancy, Lamington employees:

- Failed to show up to appointments
- Entered the flat without notice
- Never lifted a finger to repair anything without weeks of chasing
- Left locks unlocked and lights on after visiting the flat
- Fraudulently claimed money from the deposit at end of tenancy
- Didn't return the deposit without weeks of chasing
- Failed to service a broken fire alarm, which was still malfunctioning five months later when I moved out

Speaking to other tenants in the building, when the word Lamington was mentioned, people would just go quiet and shake their heads.

Save yourself. Go with another agent and just deal with the normal level of incompetence. Don't subject yourself to this.

I have been a very good tenant for a year so far. Always paid on time, never had any unreasonable request. My agreement is coming to an end in less than a month and the agency has not even acknowledged that the end of the agreement is approaching, nor has issued me with any notice to evict such as Section 21. I wrote an email to them on the topic that they have not even acknowledged!
The staff is in general unfriendly , late with replying to emails and clearly does not make use of effective communication. They avoid communicating whenever they can. They also won't sum up agreed terms in an email after a phone conversation and they won't waste an opportunity to charge you penalty unreasonably. The property I am in is a very old flat and therefore hard to be kept in immaculate conditions as they would like to. I have been provided with old appliances. The hoover broke because it clearly came to the end of its life cycle and they are trying to make me responsible for the breakage arguing that I have not replaced the bag on time and cleaned the filter! They weren't open to any discussion before accusing me and asking me to replace it with a brand new hoover at my expense! The machine did not alert me that it was time to replace the bag, nor I was given any piece of instruction for the appliance and yet I should have guessed out of nowhere that it was time for the bag to be replaced?! My fault I did not check the conditions of the appliance when it was given to me!The model of hoover is so old that it is not even on the market anymore ! I have taken advice from lawyers and other agencies who have told me that this agency is clearly trying to profit from me. what concerns me is that if the agency is doing this for an old hoover that costed max £60 5 years ago, they will do this with anything at the end of the tenancy - and I am very scared about my deposit. When I entered the flat I had to do the inventory by myself because the inventory provided was clearly a joke! It showed the conditions of the flat probably 10 years before! Luckily one of the agents admitted this in the end. I had to liaise with the inventory company and submit my own inventory putting in my time and effort when I even paid the agency a substantial agency fee.
Also the property was clearly not professionally cleaned when I came in - I found loads of old food rests behind the fridge and the oven. The agency uses a standard contract that is very brief and unwell written - capitalised terms are defined nowhere in the agreement when this is a legal requirement!
If the agency tried to steel every penny from my deposit with unreasonable charges at the end of the tenancy I would not be surprised! Hopefully I will be able to protect my money and enforce my rights.

I was greeted with a new staff which barely knows any information and consistently needed assistance by her coworkers even when I was signing the rental contract. I had very limited time to find a flat therefore, I wasn't being picky.

However, the day after I have signed the contract they have printed an Ad. and posted in front of their office with a lower price that was offered. I confronted them about the price and QUOTE by their manager (or I shall say the mother of this family business): "your agreement is already signed and you have already agreed to whatever that is being discussed and if you don't like it then you can refund your money we can take back the room" I was Furious to be given this attitude but hold back my words because I really don't want to go through all the process of hunting down flats again. 5 minutes after they have the new girl called again to make sure I have the transaction ready before I moved in and I asked again about the price and so explained that it is a human mistake and that the AD is for another flat but they have mistakenly switched the photo and obviously, they have it taken down from the window. Well if it was a mistake then they would have correct it and post a new one? None. They also charge 175 pounds admin fee which is way more than any other professional letting agents.

Still furious, I search their company online and see this review and decided I would share with any others that may come in contact with this company to stay out.

I was also stunned by reading the above comments of flat 149 Hammer smith Grove as that's where I'll be moving in. I would consider to ditching my deposit rather than to have to deal with them again.

First impressions of Lamingtons in Hammersmith were very professional. Particulars provided were satisfactory. We were really impressed with our first point of contact which was with Danielle. A long search for a flat in London brought me to Hammersmith after debating Acton and Chiswick. I discovered their property on findaproperty.com and was pleasantly suprised by the standard of apartment. There was a recent kitchen and bathroom and the rest of the flat was in good condition. The dishwasher broke down within a month of my arrival but was promply investigated and in fact replaced. All in all I would strongly recommend Lamingtons, and without hesitation reccommend them to friends moving to London.

This is an utterly horrible company. We had a gas revision 4 or months ago where the technician stated a carbon monoxide detector was strongly recommended, and Lamington Letings hasn't yet installed it, despite our insistence.

In addition to that, the flat is incredibly noisy and old and it has mice on it. We can hear every step the neighbours upstairs make, and all the sound from the water pipes, because of the pathetic quality of the building (149 Hammersmith Grove). Fortunately, we are moving to other flat soon... but I'm afraid we will have problems with the return of deposit, after reading comments about them.
Don't trust them!
