Terrible and pushy agent.
We went to see a flat as prospective buyers. Firstly, the agent (without telling me) had booked me in for a block viewing. When I am wanting to spend hundreds of thousands of pounds, I find this to be extremely rude and poor cusomer service. Alas, it is a well known estate agent pressure tactic.
Secondly, the agent showing us around had absolutely no knowledge of what he was selling. I asked about a) service charge b) the length of the lease c) what w as included in the service charge.
The agent was clearly making the answers up. This was proven when he text several hours later to correct the information he had made up. He was wrong about the lease by 13 years and wrong about the service charge by £97 PCM.
Thirdly, the floor plan was laughable. The doors were in the wrong places and the kitchen was depicted as at least 3 ft longer than it really was.
Finally, on leaving the property which we had had to queue to view, the agent (who did nt know what he was selling) was trying to apply the pressure with comments like: 'you'll all need to get your bids in first thing in the morning. We open at 8. Call up and make our bids."
We decided that we did not want to bid on a property that we had seen only once and were shown by an agent who couldn't answer even the most basic of questions.

What agent could do to change your mind?
Be honest and responsive throughout the process, not undermine our solicitor

Dreadful experience dealing with Acorn while trying to buy a share of freehold flat. Had offer accepted under the condition that the lease would be extended. Vendor and agent ignored questions and instructions on lease length for two months, then agent phones to ask about progress. When told we would not be buying it without lease extension (as per legal advice and mortgage availability) said that the vendor wouldn't be extending the lease, then put the property back on the market while expecting us to maintain our offer. When we withdrew, we were faced with guilt tripping and attempts at undermining our solicitor.
Acorn were rude, pressurising and unresponsive throughout the process. I understand that they work for the seller, but there's no need to treat buyers like this - we felt that we could not trust anything they said.

What agent could do to change your mind?
-be a bit more considerate to people\'s situations
- have a better attitude
- be more organised
- have communication training because non of your staff seem to know how to communicate.
- be better property managers. (my property had a hole in the roof and damp everywhere on move in) you claim to not have known about the damages.
- my flat was a shit hole when I arrived. CLEAN YOUR PROPERTIES.

Seriously. Do not ever rent with this company. They are ridiculous. I cannot stress how much stress this company have put on me and my partner. The property was a state when we moved in, the builders have left sh*t everywhere. I currently have a bag of cement in my back garden.
Despite sending emails, leaving messages and phoning my agent seems reluctant to contact me. I have just phoned them to make an official complaint about my agent and I am put through to her....!!! Words cannot describe the anger and unprofessionalism this company represent. Once speaking to my agent we had a row and she somehow makes you feel like its your fault. It became a bit awkward when I told her I wanted to complain about her. My flat is very nice and cheap but do not let this lure you in like it did me. This company should seriously be shut down. They're so `sh*t basically. I'm living with damp as we speak. Getting the council in though so a big F*ck you to Acorn Ltd.

I have dealt with both Kathleen and Karl as both landlord and tenant. They have always been polite and professional, naturally I am very worried person but my fears were dealt with impeccably. I have used agents before and not had a bad experience but what I can say is I have dealt with this dynamic duo and they set themselves apart from anyone else in SE15. I recently rented a property with Karl and dealt with Kathleen at head office for both my property and the one I rent. I must say I have a different outlook on estate agents/people after this experience. Well done Karl and Kathleen you make your company proud. Please ensure you keep up the good work.

Wow what a difference in Acorn this year! There have been many trials and tribulations during my the past 11 years. My point of contact has always been via Peckham Rye Branch. So, you can imagine I have dealt with many agents during this time. I am very pleased to say that Karl Thomas has without any doubt been the most helpful and professional, even persuading me this year to opt for a trial period of having my property managed. So we will see how that goes! He has gone the extra mile, he an absolute professional, crosses the eyes and dots the T's!! My only concern now is that he will move on because he clearly is destined for bigger things in his career. Head office also seems to have improved with regards to the paperwork too. My suggestion would be to have Karl head up a training programme within the group.
So well done Acorn... finally!
