Andrews Lettings managed, or rather mismanaged, our property for about 7 years. To be fair they were OK for about the first 2 years and after that they went downhill quite swiftly. Why we didn't change agents I don't know, probably a case of better the devil you know and perhaps we were partly to blame for not visiting the property after each tenant vacated to see it for ourselves. We paid them quite a large percentage of the rental and ended up selling the property when we got so exasperated that we actually went to see it and got quite a shock because of the state of it. Our main complaint is that they allowed the property to get into a bad state, with things getting left until they were in a pretty bad state before suggesting any repairs and not doing things that we requested like asking the tenants for a list of things that needed attention - we asked twice for this. There was also at least one police raid on the property while it was under their management after which they suggested that we not renew the tenancy and were rather vague about the reasons why at the time. There was always an excuse for why things weren't done. We also paid for regular inspections, which always just said 'clean and tidy', only occasionally saying that something needed attention. Their actions also proved that they couldn't have cared less about the safety of the tenant. When we visited the property, two of the burners on the hob weren't working and when we queried what the safety check report had said and why nothing had been done they said the person who had checked it earlier in the year had written on the report that they were 'extinguishing on simmer', but just because they hadn't written anything under 'actions' that there was nothing urgent to be done. So, there was a family in the house with only two working burners on the hob and two that didn't sound safe to me. This is just one example.
What agent could do to change your mind?
Nothing. We were so fed up we just tried to keep further dealings with them to a minimum until the tenant moved out and we could sell the property.
