Andrews Lettings managed, or rather mismanaged, our property for about 7 years. To be fair they were OK for about the first 2 years and after that they went downhill quite swiftly. Why we didn't change agents I don't know, probably a case of better the devil you know and perhaps we were partly to blame for not visiting the property after each tenant vacated to see it for ourselves. We paid them quite a large percentage of the rental and ended up selling the property when we got so exasperated that we actually went to see it and got quite a shock because of the state of it. Our main complaint is that they allowed the property to get into a bad state, with things getting left until they were in a pretty bad state before suggesting any repairs and not doing things that we requested like asking the tenants for a list of things that needed attention - we asked twice for this. There was also at least one police raid on the property while it was under their management after which they suggested that we not renew the tenancy and were rather vague about the reasons why at the time. There was always an excuse for why things weren't done. We also paid for regular inspections, which always just said 'clean and tidy', only occasionally saying that something needed attention. Their actions also proved that they couldn't have cared less about the safety of the tenant. When we visited the property, two of the burners on the hob weren't working and when we queried what the safety check report had said and why nothing had been done they said the person who had checked it earlier in the year had written on the report that they were 'extinguishing on simmer', but just because they hadn't written anything under 'actions' that there was nothing urgent to be done. So, there was a family in the house with only two working burners on the hob and two that didn't sound safe to me. This is just one example.
What agent could do to change your mind?
Nothing. We were so fed up we just tried to keep further dealings with them to a minimum until the tenant moved out and we could sell the property.

We eventually got a call with a place that they thought of us specifically for, as opposed to the inpersonal approach from every other agency we dealt with.
They have all the nicest properties and are very reasonable, no deception and would highly recommend

I am very pleased with Andrews as agents for my property. Their email communication is clear and responsive and phone messages are always passed on. I live a long way from the property and they are extremely helpful with maintenance issues. The rent collection is very straightforward and emails arrive regularly on a monthly basis with a clear set of accounts attached. Recently they were very helpful with decision making around marketing for new tenants, I felt their advice was based on experience and knowledge of the markets and I appreciated their professional yet approachable manner. All in all they are doing a great job.

What agent could do to change your mind?
Be competent
Manage my property in a professional way and to a standard that a reasonable person would expect
Care about maintaining my property in a habitable state so that the tenants have a reasonable house to live in
Engage competent and suitable contractors, preferably who do not over-charges
Inspect the property when carrying out a so-called management inspection to ensure that my property is habitable and everything is in working order

I have used Andrews to let one property (full management) for about nine years. The service that I received for the first three years was very good, The property appeared to be kept in good order, and any maintenance issues were dealt with efficiently. However, for the last six years that has changed. I visited the property five years ago and it was in very poor order, yet the management reports always said 'clean and tidy'. The current tenant has been in the property for five years. During which time the management reports always say 'clean and tidy'. yet, sometimes within days of the inspection, the tenant has sent photos to Andrews (who forward them to me so I can instruct Andrews on what to do) of the property showing something that clearly needs attention, which obviously has been that way for some time and should have been dealt with months or years previously. When something needs attention, Andrews do not appear to be able to engage suitable or competent contractors, (for example, for a leaking roof (not affecting any wood), engaging a wood-treatment company who refused to go on the roof !!!!) Despite requesting three quotes for any substantial works, I only receive one, or occasionally two, and have to wait months for these. The quotes are always astronomical, which at first I thought was good, because I assumed they were for doing a high quality job. But this is clearly not the case, as work has been shoddy and needing further work within a very short time. I have ended up sourcing contractors myself. (not easy when I live 130 mile round-trip away). Why do I pay full management fees???

We've always negotiated the fees before any new tenant is found and that's worked well.

We've used Andrews for over 12 years to let 3 flats in Redhill. We've never had a vacant period of any significant time, indeed on a number of occasions the new tenant has moved in on the same day as the old one has moved out.
The lettings team, although busy with property visits etc have always been easy to contact via email or telephone and allow plenty of time to advise on upcoming tenancy renewals.
This week we've had a tenant drop out the day before they were due to move in leaving us with a possible unwanted vacant period but Andrews pulled out the stops and found a replacement tenant within a couple of days and they are due to move in on Thursday just five days later.

I found their fees very reasonable. I had previously rented a property from an Agent in Crawley that charged significantly higher fees on a 6 monthly basis

At our initial meeting Ed was armed with his research and expertise to help us make the right decision in putting our home on the market at a realistic price. Every call made to the branch during the selling process was dealt with efficiently. We always felt we were in safe hands and supported each step of the way. All prospective buyers we real people, in the market to buy. After 3 viewings, we had 2 asking price offers and so we sold quickly enabling us to buy the new home we wanted.

I was very pleased with the service received via Ed, Luke and Paul at Andrews Redhill. In particular I like the open day idea, the fact that you can get as many through the door in one day really helps. It means there's no need to keep tidying up and receiving calls for last minute bookings which isn't great when you have a busy lifestyle.
This lead to the property receiving offers in the first week followed by an agreed sale in the next couple of weeks. This was amazing and the homemovers service online was quick and easy to follow.
I found the staff were always there to answer queries and quick to reply if not in the office. Staff were friendly, helpful and helped to achieve a sale I was happy with.
Would use again in the future. Thanks guys.

We never felt like we were given somemisleading information or were tricked. We would highly recommend this agency. Also, we were very happy with the mortgage advice services provided by Andrews. Dealing with all staff at Andrews was stress-free. We wish the agency also provided legal conveyancing services, as we had a lot of problems with our solicitor.. it may as well be a good growth opportunity for the firm. All in all, very pleased with the service.

We purchased our property from Andrews two years ago and had a lovely, stress free experience. So naturally, we chose to sell through them this time. From the moment we walked in to the office we were met with professional, helpful yet friendly attitudes. Due to careful and attentive planning, they sold our property within 3 days of it going on the market! They managed all viewings for us, meaning we were free to relax and not stress over anything. Towards the end of our exchange, we found ourselves having a few issues with the top of our chain but Paul went above and beyond our expectations and helped us through it, making calls and chasing people so that we didn't have to. At six months pregnant, I can not begin to express how invaluable it has been to work with such a dedicated team of people. Any time we have called or emailed the office, everyone has been more than helpful.
I can not fault the service we have received at all. The staff are trustworthy and they work quickly and thoroughly, making an infamously stressful time, completely the opposite.

For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
