L&Q were my landlord for over 9 years during which time I paid them in excess of £70,000.00 in rent. In November 2022 they sold the property to Thrive homes and transferred my credited rent account in full which was approximately £480. In December my rent was inadvertently paid to them due to the last minute notification received about this transfer of ownership being finalised so on 19th December, 2022 I requested a refund of £653.81 (a miniscule amount in comparison to the amount of money they have received from me over the years) and that is when the drama and incompetence began. Staff (Alexander Robsinson) decided to retain £325 for something I never even knew was outstanding and that they had not contacted me about in 4 years and was never added to my rent account to enable me to pay it at all. If that wasn't bad enough, despite confirming my bank details TWICE and it being the last account used to pay L&Q in June 2022, the same incompetent employee decided in her infinite wisdom to transfer it to someone who is not and never has been named on my tenancy agreement and had paid them a small amount of rent over 7 years ago on ONE occasion - and then lied to me and told me it was going to my account even confirming the details to me via email. Despite them having 241 share holders and earning thousands in revenue every single week, they are now refusing to refund me any amount forcing me to go into debt with my current landlord during the current cost of living crisis and are stating that I have to wait until this money is returned from the incorrect account and person that they sent it to and if it is not returned I will simply lose out on these funds. I have now had to serve them with a Statutory Demand and I have my Winding Up Petition ready to go in 13 days to force them into liquidation if they do not pay the money that they owe me.
L&Q also state all over their documentation that any significant home improvements made to a property will be compensated for upon ending a tenancy; I spent in excess of £800 on home improvements that they gave me permission for and they should honour their agreement as I never would have made these home improvements had I not been under the impression that I would be compensated. L&Q decided to sell to Thrive who do not offer this and as these improvements were made whilst L&Q were my landlord they should honour their agreement but they have simply ignored me every time I have approached them about this matter.
L&Q are well aware that I am considered vulnerable so anyone who suffers from any form of mental health problems should avoid L&Q at all costs because they will target you and discriminate against you for their own financial gain, they will gaslight you by ignoring your correspondence forcing you to call up and speak to every member of staff none of whom can understand why the issue has occurred and none of whom are able to help rectify the matter. If you have to rent from L&Q, don't inform them that you suffer from any form of mental health to prevent you from being targeted as they probably think you are too vulnerable to fight them
