Avoid this company at all costs. My daughter and her friends used this company for their house rental unfortunately upon leaving the company kept a large sum of rent deposit back even though photos evidence has been provided that house was left in a better condition than they actually move in. Uni2Rent are notorious scammers. You'll see evidence of this from many other tenants if you look at reviews on StudentCrowd, or if you type their name into Twitter. Google ones are mostly fake reviews from Uni2 staff or contractors (e.g. Y&O Cleaning). They make extremely exaggerated claims with regards to cleanliness and damage of property in order to optimise their revenue. I lived in a studio at Boulevard Wharf on Castle Boulevard with my friend in another studio. Generally an okay experience, besides staff invading your privacy, the constant sirens of a fault fire alarm system, and extortionate £96 charges if you get locked out of your room by mistake. At the end of my tenancy, I spent a whole day cleaning - I've attached a photo taken of my room on the day I left. But they stole my entire £500 deposit, insisting that the room needed heavy duty cleaning and painting. Both me and my friend were charged for replacement mattresses because apparently they were 'soiled'?! Strangely, we were invoiced different amounts for the removal - I had to pay £15 more. Maddie did my check-out report, and sent me a photo of dust - no joke - DUST on her finger after running it along the floor. There was more dust on the floor when I moved in after it had been vacant during covid, along with footprint marks and dry paint. This company are very very corrupt and are only in it for their personal gain. Do not book a tenancy with them!

Absolutely despicable! Don't use unless you went to be scammed!
The company gave us the property in a bad state, with hair covering the floor and a foul odour. We attempted to clean it but found that the hoover had maggots, the washing machine was covered in black mould and furniture items were broken or in a bad state.
They did not fix these items for months until we threatened lawyers. The worst issue consisted of leaking roof (to which they said was unprecedented so there was no need to constantly fix). The roof leaked for months leading to a damp room and constant illness.
They then tried to take our deposit and charge £40 per wall and over £200 for cleaning, even though the house was provided in a bad state!

I was a tenant for a full university academic year at Gordon House NG3 4HG. We had to provide a deposit at the begin of the year - £350pp. And would get the deposit back at the end of tenancy in full if there were no incurred costs on damaged furniture etc. However we as a flat had been charged for a flat clean around £60 each and repainting of walls in certain rooms around £40 per wall.
The disappointing thing is that we complained about how filthy the flat was when we entered into the flat for the first time meaning the flat clean previously was not acceptable. The walls were also tainted and dirty as well.
All in all we were being charged extremely high costs for costs that were incurred before moving in.

Jul 21, 2023Report to Trading Standards via Citizen Advice Bureau like we did - they visited but need more people to report! Sad to see students still being ripped off by this speaking agency. We fought and won against them similar case last year and posted Warning reviews everywhere. This is legalised systematic fraud DO NOT USE unless you want to lose half your deposit and months of stress!

awful experience from start to finish, not only was the house refurbished terribly by cowboy builders but continued to cause problems for nearly a year. the place was literally falling apart
painted over water leaks instead of fixing the leak
electrical damage
failed to fix toilets for months
falsely marked maintenance issues as completed without even visiting the property
would invite themselves and maintenance over without 24 hour notice
a maintenance guy walked in on me in the shower once
over charged multiple tenants
astro turf has no drainage so caused water to pool in the garden every time it rained
broken sinks
charged me nearly £300 to replace a £125 hob
never once did i see or spoke to the landlord
complete neglect from staff and landlord
maintenance dumped rubbish in our garden
we had a mice infestation for the whole year i was there and they refused to fix the issue
took us months to get the council to give us bins
and to top it all off they charged me £30 just to hoover my room after i moved out

We just won our deposit back via MyDeposits and reported to TRADING STANDARDS who would be very interested in hearing from anyone else who has experienced similar to below so please make sure you report to TS via your local Citizens Advice to protect others.
If you are already in a Uni2Rent property read all the online reviews dating back years of the same stories. This is our story so this is how to protect yourself:
1) DEPOSIT - scrutinise your inventory, take own photos and detail everything! At the end of the tenancy they tried to deduct £1700 with false or exaggerated claims of damage and cleaning required - this is called BETTERMENT and is against the law. Also they should return the deposit or inform and deductions within 10 days of tenancy end – it took them 45 days chasing (see 3 below)
2) CHECK OUT INVENTORY - They did their own inventory so not objective and awarded the 'work' that did not need to be done to 'One Call Maintenance' which is also owned by the same director as Uni2Rent - so there is a conflict of interest and bias. Ask to be there at check out! House was shabby and dated when moved in so clearly not maintained well.
The inventories were also factually inaccurate and contradictory eg our check out report Sept 2nd showed £1700 of ‘damage e.g new mattresses, redecoration, deep cleaning required and NONE of this work was even done by November- 2 weeks later 15th Sept when new tenants moved in – Check-in inventory shows 100% good, clean condition for every item – so how can that when the work wasn’t done?!
3) DELAYING TACTICS - read the reviews go back years same thing! They fobbed us off for months saying they were busy! NB 3 months after tenancy ends you lose any protection from MyDeposits and you are on your own! Do NOT miss this window report to MyDeposits before this window expires! Ensure you request in WRITING at end of tenancy for the deposit to be returned as this starts a 30 days clock ticking for MyDeposits.
4) POOR SERVICE & DUBIOUS PRACTICES - During tenancy incompetent, maintenance/repairs not done, poor communication, incompetent, unprofessional, uncaring no integrity. When presented with challenge they ignored, denied or deflected and were unwilling to enter into any negotiation or compromise – despite our evidence so I am glad MyDeposits awarded in our favour and demonstrates they were in the wrong!

DO NOT CHOOSE THIS AGENCY
There were so many issues with our time with them its hard to put into words. First of all they tried to charge us £590 out of our deposit. We wrote and called and no reply for over 3 months, so our deposit was not protected. Then we finally got a response after threatening to take the matter to court. They reduced it down to £125, only after all this complaining and evidence. They even charged us £20 per room for light cleaning even though rooms were left immaculate.
They have no care for personal safety and try to blame it on you. One of the times was when a fire was started at the front door porch. They couldn't care less and said they couldn't do anything as it was a personal attack, even though we hadn't done anything. When we inquired about cctv we got a "no" in response. There were so many situations just like this.
They are known for being the worst agency in Notts but we thought how bad could they be? Most of our friends had booked with them and all had similar experiences.
Be aware that most reviews are fake. Who writes a 5* post midway through their tenancy.

Spoke to Kieran, apparently a senior who told me it had been passed to accounts and there was nothing more he could do, he was extremely unprofessional, rude and washed his hands of any responsibility, eventually putting the phone down on me. It was not up to me to chase down the deposit for 10 weeks and then be told to chase accounts too.
Extremely unprofessional agency, a couple of nice staff but nothing gets done and they lie about payments being made when in fact after 10 weeks the payment was only actioned yesterday after me getting more annoyed.
Find another agency, don’t waste your time!

No respect for these people calling themselves letting agencies as they do not know a single thing about renting out a property. Turned up with the serious health and safety concerns as our kitchen ceiling was completely curved and when maintenance came round to fix it they expressed major concerns about it as well mentioning it should have been fixed sooner. A variation of similar high risk issues occurred within the duration of our renting including no heating for the coldest months of the year. absolute joke when we received a £700 bill at the end of the stay for “cleaning” even though the property was left spotless and we have evidence to prove it.

Lazy, incompetent, money-grabbing scheme.
Imagine owning a business and having an automatic reply stating that they will take up to 2 weeks to reply to your issue ?.
Houses always have problems and they merely utilise the services of cowboy tradesmen to sort who do the bare minimum.
Fair play to them though, even if this scheme lasts a few years - they are doing a good job of ripping off students and landlords who could make far more money by actually providing an okay service.

I am currently in second year at NTU and i'm using uni2rent to rent our flat. I found the whole process really easy with them. The property was really clean when we moved in and were really happy with the price we pay for rent. Any maintenance issues we have have been sorted really quickly and well.
