If you're a landlord then avoid using Chancellors lettings in Banbury.
I've dealt with more than a few lettings agencies in recent years as both a landlord and a tenant and I've never been so unfortunate to come across a team with such a lack of urgency to get things done, especially from an investment perspective.
They failed to secure a tenant by the reasonable date she requested all because both Jack and Tom took annual leave for a week and didn't bother to let me or the tenant know. Both the tenant and myself were chasing the office for days so we could try get the initial move-in deadline met – the tenant needed to give notice on her current home so it was time-sensitive and Chancellors were aware of this. It took Jack/Tom a staggering two weeks to get a simple move-in date confirmation which then delayed the tenant moving in by two weeks, effectively costing me £500 in the void of rent. There was just no urgency from the team whatsoever and zero explanation as to why things were taking so long to sort out.
Now £500 might not be a lot to some people, but to date I've spent approx £15,000 renovating the property to ensure that it's in great condition to be a proper home for my tenants, so seeing a return as soon as possible was somewhat important to me; other investors will hopefully understand where I'm coming from. Letting a tenant down at the first hurdle is unacceptable.
On top of this, the property was left unlocked during viewings, countless emails were sent and never responded to, callbacks were promised and never delivered, the tenancy agreement was incorrect and details of payments given to the tenant were also incorrect. In the end it just felt like I was on damage control trying to rectify all the various issues.
Also, the marketing they did for the property was very poor – they wrote two lines of copy to try 'sell' my property to potential applicants which was just lazy. Other agencies write great detailed descriptions. Chancellors just don't understand how to market properties effectively.
It's been such an incredibly disappointing experience for both myself and the tenant. I will never use Chancellors services again nor would recommend them to family or friends.
Edit: Since meeting with the tenant in person, it turns out she'd been lied to as well as Chancellors had stated they didn't receive any emails or calls during this period when they were obviously just ignoring the issues.
This agency is not fit to deal with any investment property. Use a small, more knowledgable company instead!
