Incompetent. Arrogant. Rude. Unhelpful, Talk the talk and rarely walk the walk. Lots of promises that never materialise. Terrible communication skills (as in if they don't think it's worth bothering to call you back they don't).
I handed over the management of my house to them and ever since I have had to deal with my property on a constant basis. The first two months management fees were refunded on the basis they did a terrible job (in that I had to chase EVERYTHING and there were mistakes left right and centre).
Now where shall I start. The contracts were meant to be swopped over so both copies signed by each party (tennant and landlord). They weren't. Myself and my tennent have chased but apparently, even though saying in one sentence they both needed to be signed by both parties, the sentance ended with "it will be fine. You don't both need to sign one contract!". Confusing. Six months down the line, having requested every months since a new copy of the contract so that I (as landlady) could sign and then personally go to my tennants to get them to sign it, has only just materialised. After a final disgruntled telephone call to the estate agents and having the phone put down on me. Neither current contract has been witnessed (which I have proof off as I have the non-witnessed contract) and that is apparently my fault even though one of their staff assures me she personally checks every contract that comes back into the office. I would add that I signed my contract in her office in front of her staff and none of them said they needed to sign and witness it and therefore didn't. I am paying them to inform me of all these legalities as I have never let my property before and it was in the middle of a very traumatic time so I was hoping that simple things such as a wtiness to a contract, would be picked up by the professionals. Not the case.
Monies have been floating around the ether and who knows what has been taken. Lots of amounts appear on the statement but none make initial sense. When you call Sequence who deal with them, their staff can tell you the amount on the statement but have no idea of why. And so it goes on.
And finally (I think), my tennant hasn't paid his rent on time for three months (I have been out of the country hence the requirement for management) as he cancelled his standing order. Noone at the estate agency felt it necessary to inform me of the delay as apparently the possibility of me then going into arrears on my mortgage due to late payment isn't of the foggiest bit of interest to them. I found this nugget of info out from them after calling to see why, for the 6 month in a row, I had received a letter telling me my tennants hadn't paid their rent (the other 5 months I was informed it was because the letter was pre-dated to automatically send out before the tennants rent had gone in. A simple date change only was necessary. Apparently. Mmmm, not actually the case becasue they were aware the tennant wasn't paying his rent and it was necessary to chase. Why tell me though,...I'm only the landlady!).
Lots of one person telling you one thing and another person telling you something different. It all comes shrouded in that ever so convincing sales patter though that makes them sound like they know what they are talking about. They don't. Avoid at all costs. Unless you want to pay for a service that you don't get.
