We used oakmans to sell my late mothers home. For many reasons it was not a positive experience but i will give just one example. They conducted all the viewings on my late mothers home and left it vulnerable to being accessed not once or twice but at least on 3 separate occasions by leaving the back door unlocked and failing to reset the alarms. Despite being asked to contact me immediately they had difficulties so that i could rectify the situation, they never did. Instead the passed it off as an oversight. Once is an oversight, 3 times in my view is incompetence. What can they do to improve? Train their staff to think and to treat clients and their property with proper respect.

If I could I would put negative stars. If you are a student looking for accomodation AVOID OAKMANS LIKE THE PLAGUE. We had difficulties with them from the very start to even after the end of our tenancy.
Throughout my entire tenancy I was treated with absolute contempt. They ignored my emails, they argued with me on the phone, and at points even hung up on me. If you are not a parent of a student or a landlord they will be completely dissmissive of any problems you may have.
On the first day of the tenancy we were not let in because Oakmans failed to provide us with keys to the property. The property was in an absolute state when we got in. We were unable to use the property we pay rent to live in for an entire week. Oakmans refused to even provide as much as an apology, and proceeded to blame us for their mistakes.
Half way through the tenancy, water started leaking from the ground floor ceiling. We informed Oakmans of this immediately, who then proceeded to sit on their hands and do absolutely nothing for WEEKS. Only once the ceiling had almost cracked in half did they decide to do something. Not because it would help us tenants, but because any more leaking would cause significant damage to the structure of the house (£££). The paint on the ceiling was absolutely ruined, and our social space was unusable for a significant period. We didn't get as much as a 'sorry'.
Oakmans staff are either completely thick or just purposely put in the bare minimum to prevent any financial claims against them. Students, DO NOT BUY A PROPERTY WITH THIS ESTATE AGENT! Landlords, I emplore you to choose a property manager that represents your interests in an efficient and dignified manner.

Students in QED hall of residence in Selly Oak are not allowed to bring cars to the building and park in road outside. This is a City council ruling for Oakmans and is reflected in letting contracts. Local residents are now taking action against student parking because Oakmans refuses to act on breaches of letting contract. If you are thinking of renting at QED and bring a car to the site please be aware that local residents are taking action. Residents are aware that it’s not always the students fault as Oakmans is not forceful enough about car parking when letting contracts are discussed.

26 Sept 2021Hi. I live near the property called QED, and I am also surprised by the number of cars parked outside on the road. I am sure that there was an agreement between Oakmans and the students renting, that they should not bring cars became public transport links with the site are outstanding, and there would be no parking available.

4 Oct 2021Dear Frederick Road homeowners, I pay to live in the QED on Frederick Road, just as you pay to live on Frederick Road, and it was completely unbeknownst to me until a few weeks ago that I was not allowed to keep my personal vehicle on site. When renting with Oakmans in the QED, both this and last academic year, Oakmans did not inform me that I would not be allowed to park my car on this road as a student, despite me explicitly asking them in person. If they had told me that I was absolutely not allowed to do this after having enquired about this, I would have arranged to live elsewhere. I only found out that I was not allowed to park anywhere on Frederick Road after receiving a note from residents telling me that I should not bring my personal vehicle, to what seems as if is ‘your’ personal road, a few weeks ago. I have to use my car regularly to commute to a placement this academic term and believe me, it would absolutely not be my first choice to bring my pride and joy, which I have worked extremely hard for, to an area I do not know well for an extended period. Oakmans definitely failed me here because I did discuss this with them and they caused a whole lot of additional headache. Nonetheless, arrangements have been made to keep my vehicle elsewhere no thanks to Oakmans or you, as resident homeowners for that matter.

Money is tight during the pandemic, so this seems very shoddy. Don't know what legal avenue is available.

What can I say?
We tried to buy a house from these guys and it was chaos from start to finish.
We had an offer accepted on 21st July 2020. Everything seemed great until we got the memorandum of sale on the 24th July ONLY after chasing them for it. And then...
...silence. For five weeks. No sales packs sent to our solicitor, no communication from their Sales Progressor, excuses about the vendors, a blatantly rushed and wholly inaccurate EPC (where everything was marked as “assumed”).
When we chased for some updates mid-August, we were fobbed off with more excuses. We hatched a backup plan and went to view some more houses just in case this didn't work out. We happened to speak to another agent, who also happened to be dealing with the vendors of the house we were trying to buy, and THEY filled us in on the actual situation.
> Scruffy agents, who are late to viewings.
> Absolute lack of any information from the sales progressor.
> I can't say that they lied to us about anything, but they also didn't tell us the whole story either.
Absolutely avoid these cowboys.

I would give Oakmans zero stars if i could. I had a really bad experience with oak mans. As a student you would think they would help you when really their main aim was to get me to sign the contract and move in with the property unfinished.
If you are looking to go ahead with oakmans I would advise strongly that you look elsewhere.

AWFUL. AWFUL. AWFUL. I cannot stress enough how much of a bad idea it is to go with Oakmans. Unfortunately none of them are able to do their jobs correctly, on time, or to a high enough standard. They tell you what you want to hear, whilst obviously not caring at all to what you are saying, then hang up the phone before you can even finish saying goodbye. They just do not care. As soon as my tenancy is up, I will not be going anywhere near them ever again. FACT. 1 star is flattering.

These included the fire door between the kitchen and living room not being able to close properly, the smoke alarm in the living dangerously hanging off the ceiling, and the banister rail on the stairs being loose. We complained about these issues and after much effort and haranguing, people were sent to fix them. However, we also complained about other issues to do with the general dirty state of the house such as bloodstained curtains in the top back bedroom and filthy shower doors, yet these complaints were never addressed, resolved, or even acknowledged by Oakmans. It is appalling that they even let out the house in this condition.

Now, at the end of our tenancy, Oakmans have had the audacity to try to charge us for cleaning costs, providing sketchy ‘evidence’ and blatantly ignoring our tenancy agreement which states A, that the house should be left in the same state as we found it, and B, that should they be necessary, cleaning costs are to be £25/hour. This company is beyond a joke.
Contacting them is just about impossible. All emails are ignored, and if you ring, you are always told that whoever you need to speak to is “away from their desk”. We have been trying to contact Charlotte for weeks but she is never available.
All in all, just avoid Oakmans. In our final year of uni they have caused us a great deal of stress and worry and now, months after leaving, we still haven’t had our deposit back. Worst estate agents I have ever dealt with.

I am a student, and went to oakmans looking to rent a house for me and my friends to live in for the next academic year. We were looking for a house for 5 in a central location and upon calling oakmans, we were told that the options available for us were limited. Having heard this from other estate agents previously, we agreed to see 6 bed instead (as suggested by the estate agent from Oakmans). The house viewing was very stressful- we were told fairly aggressively and very regularly that this was going to go off the market soon and we had no other options. The agent repeatedly said that this was it for us because we'd left it so late, and we'd essentially be left with no prospects and no other choices if we didn't take this house right there and then. He was very forceful in terms of pressuring us to make a decision, and took us to the Oakmans office to discuss procedure for signing a contract. At the office- after having spoken to each other about the property- we said that we couldn't make any decisions at that point in time because not all the members of the group were present (and for other various reasons). A member of the office immediately told us that there was another viewing that same day and those viewers were definitely going to take it, and that âthat's it for you thenâ. Slightly annoyed but not infuriated, me and my friends left and thought no more of it. However, after having spoken to another friend today who had a similar experience with Oakmans I felt that something should be said. My friend described feeling pressured and intimidated the entire time she was dealing with Oakmans- similar to my own experience. Additionally, her and her friends were told the exact same thing- that they'd left it too late and there was nothing left- in October! The estate agents clearly bullshit and exaggerate in order to pressure gullible and vulnerable students to renting houses when they're not ready, simply to make a sale. This behaviour isn't acceptable and attention should be brought to it. I hope other students read this and take it into account before ever attempting to go near Oakmans, let alone rent a property with them.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
