From the moment I moved in, dealing with Sykes Capital was a complete nightmare. The checkin process was a mess, with no proper inventory, missing and damaged items, and they didn’t even give me the post box keys. It was disorganized and unprofessional right from the start.

As time went on, more issues kept coming up. I tried to handle everything professionally, always reaching out respectfully through emails and calls, but they just ignored me. If I did manage to get a response, it was either dismissive or outright threatening. They avoided responsibility at every turn.

When my tenancy ended, I made sure to leave the place spotless. Honestly, it was in better condition than when I moved in, and I took pictures of everything. Despite that, they brought in a socalled “independent” thirdparty inspector who somehow justified taking more than half of my deposit. They charged me completely ridiculous things, like cleaning even though the place was spotless, redecorating and painting walls that were already in that condition before I moved in, and other things that were clearly there before I even stepped foot in the flat. I provided clear evidence, but they shut down every argument, twisting everything in their favor. At that point, I realized there was no winning. My biggest mistake was not taking photos and making my own inventory from day one. If you ever have to deal with them, document everything from the start.

Charlie and Annabelle are two cheap, disrespectful, inhumane, and dismissive, disgusting landlords. No wonder they make so much money;this is how they scam tenants. I originally went through an agency (like Hunters), thinking I was renting through them, but at some point, I found myself stuck dealing with Sykes directly. If you’re renting, always ask who the actual landlord is before signing.

I read all of the bad reviews about this company before using them, but what could go wrong with simply booking a parking space from them?
I still can't decide if they are scammers or just incompetent.
When I placed my booking I was assured that I didn't need a parking permit, I just needed to use the same vehicle that the booking was made with.
Despite this, I received a penalty charge.
After many ignored phone calls and messages I finally managed to get through to someone. They assured me that I didn't need to pay the fine and that they would deal with it. He again assured me that I didn't need a permit.
A while later I received another letter telling me to pay this fine. Evidently the guy I was speaking to had done absolutely nothing about it.
Then followed another period of missed phone calls and ignored text messages.
My penalty appeal was rejected because, obviously, I didn't have a permit.
Booking this parking space was meant to take a huge stress out of our lives, but it has only given us head ache after head ache.
In the brief contact that I now get from them they are argumentative and are blaming the parking enforcers and trying to wash their hands of it.
This is still ongoing and with no end in site, meanwhile we are stressing that the unpaid parking fine is going to have other legal ramifications.
Judging by all of the appalling reviews I would be embarrassed to be associated in any way shape or form with this company. AVOID AT ALL COSTS.

I recently had the displeasure of renting from Sykes Capital, and my experience has been nothing short of a nightmare. This so-called business, run by two clueless individuals who seem to have no grasp of how to operate a legitimate business, is a prime example of how not to manage rental properties.

From the very beginning, the facade of professionalism crumbled. While they present themselves as welcoming and accommodating during the inquiry stage, once you sign the lease and obtain the keys, their true colors emerge. Emails go unanswered for months, and attempts to communicate fall on deaf ears.

One of the most alarming aspects of dealing with Sykes Capital is their blatant disregard for their own tenancy agreements. It's as if the rules they set are mere suggestions, conveniently tossed aside when it suits their interests. This lack of consistency and accountability creates an environment of uncertainty for tenants, leaving us to wonder if any agreement with them holds any weight.

Adding insult to injury, any attempt to address issues with the property is met with resistance. Despite providing photo evidence of broken items and damages, Sykes Capital conveniently dismisses any claims after the first day of occupancy. It's as if they expect tenants to magically predict and report every issue within the first few minutes of the inspection, or else be left to deal with the consequences.

Perhaps the most egregious behavior is their shady business practices. The disappearing act of their Google My Business account on Google Maps when faced with a barrage of negative reviews is telling. It seems Sykes Capital is more interested in sweeping their problems under the rug than addressing the valid concerns of their tenants.

If you value your sanity, financial stability, and peace of mind, steer clear of this business.

Expecially Charlie,

And when we want out of the tenancy they make every excuse to stop us by threatening us with court ect. The mould is behind the bed and my partner has asthma and she has been in and out of hospital for many reasons since we moved and this was never the case before.
Broken ground floor window so anyone can just let themselves in.
Worms, slugs, snails in the bathroom with major mold.
No consideration to tenants needs or questions by ignoring some emails where they deem fit then denied it.
DO NOT RENT FROM THESE PEOPLE THEY TRAP YOU, AND DONT KNOW HOW TO TALK TO THEIR TENNANTS.

My view is that the firm adopts scammer's techniques to withdraw as much money as possible from the tenants. It's very likely, that all the 5 stars reviews above have been paid for by the Company, or left by these people directly, in order to try and mend their reputation and continue to attract tenants (victims). I have suffered a financial loss of around £1,000 due deliberate misleading communication and disputes with Sykes staff, but mainly with their senior management (and I believe one of the owners) - a lady who acts as a company director. They have withheld 50% of my property deposit by reflecting defaults in the check-out inventory which had been in place at the time when I moved into the apartment, but conveniently, the check-in inventory disregarded these very items; at the time I moved into the unit, I was naive enough to not take photos of the interior to retain as evidence of the property state (but I'm confident, that even if I did, this wouldn't have helped as you can't reason with scammers). A "third party" company, which conducts the check-out inventory, is clearly favouring Sykes and reflects as much damages as possible in their report. The impression I have is as if check-out company gets a commission calculated as a share of total cost that they manage to reflect within the check-out inventory report. I just gave up disputing and dealing with the group of peopled which represent Sykes Capital (aka Atlantis), as I didn't have time and energy to deal with them. One part of their strategy is deliberately delaying communication and withholding the deposit from you as long as they can so that you just give up - remnants of my deposit were returned to me 5 months after I had vacated the property. I'm confident that someone can build a solid legal case in a court in the view of such illegal actions. The only advise I can say is to avoid dealing with this company in any capacity (tenant, landlord or someone who wants to sell a property through them) but if you are in an unfortunate position to be under a contractual arrangement with them - make sure you are prepared for utter service, long lasting disputes and financial damages as I'm sure they'd do everything to rob you of your money...... To the owners of this business: I wish you to have experiences and consequences in your life to the extent that your tenants and other clients have in dealing with you and encountering your service, attitude and behaviour.

I have previously sent out a letter of complaint about all of the issues that me and my partner have experienced because of the agency, but I haven't received a response. I have had too many disputes with the agency. I cannot live in these living conditions - mould and damp mainly in the bathroom but damp environment throughout the house. They are placing unreasonable demands on us and are not sympathetic to the pandemic and difficulties their tenants face. We have never felt so bullied in our life, especially the way they treat university students. They are not reasonable with their costs - asking for huge electricity deficits from us. We have paid rent regularly plus extra charges they have asked for. We should have been rational before and not have paid the other deficits they have asked for without actual proof from the main electricity provider. We have lost a vast amount of our money because of the company. Definitely wouldn't recommend and please avoid!!!

I would give 0 stars if I could. They ripped us off for so much money and treated us with no respect. They charged a check out fee AND a finalisation fee (both £250) and couldn't explain to us what the difference was, how the £250 was calculated, or what it was even for. During our time there we had so much stuff break in our flat and they rarely fixed anything - when they did they often made it worse. We had a downstairs neighbour who was always playing really loud music and was often in trouble with police, someone even put a brick through the window and Atlantis did nothing about this. We spoke to other estate agents for advice and they said that Atlantis have a reputation for scamming people and ripping them off. If I could go back in time and not sign with Atlantis I would do it in a second, absolutely HORRIBLE greedy and evil company who only care about money. PLEASE AVOID

I rented from Atlantis from January 2012 till November 2012. Upon paying all deposits and agency fees i signed my tenancy at there market place offices and got told that the owner would sign his part then an agent would bring me my copy to the property the day i move in as they would be meeting me at property with keys. I agreed thinking this would not be an issue, move in day comes round and i meet agent at property who states they had not been told to bring tenancy agreement at this point im not overly worried as they state they would post it and i figured i could trust a company as big and widely used as atlantis after all on the face of it they seem friendly and very professional when signing up. Tenancy agreement never showed up, so i called and got told it was being processed still and i would get it when it was done. Never received it during whole time i lived at property and was told after leaving that it was lost somewhere along that timeline. What a shock i had when having to complain, that very professional attitude changed very quickly and turned to dismissive and eventually to threatening. During this time I made various complaints about the state of the property I was renting which got ignored. The property standard was so bad that you could push your fingers through the walls. There was no child locks on any windows which nearly resulted in my child falling from a 3rd story window, when I complained about this I got told I should look after my children better. I reported that the bath tub when i moved in had a massive crack in it and that it was clearly leaking apparently not a priority. My smoke detectors where removed by maintenance day i moved in as there was a fault and never replaced, bearing in mind my property was above a sandwich shop who used industrial ovens to cook all bread fresh.i reported that the bathroom that had no windows had no power supply to the lights so was always in pitch black, not a priority. I ended up having to run an extension lead into the room with a lamp so that it could be used. I reported that the heating did not work which never got fixed during my whole time living there, in a house that the walls where falling apart and old windows that allowed breeze in when closed. After months of back and forth over the endless list of maintenance issues which I was told could not be fixed until the owner agreed I got a phone call from the owner of Atlantis who it turned out also owned the property I was renting. I told him during this call that i had had enough and i was going to get a health inspector to come to the property at this point he turned very nasty I got a mouth full of abuse got threatened by him, who stated "if I didn't like it, to get the f**k out of his property and that if I carried on bugging him he would send someone round to the property to get me out, that i would be removed by my throat and that although he might be rich and wear a suit he knew people that would remove me by force". I then decided to withheld my rental payments until the issues where solved and told them i was doing it until issues where solved as the property as it was not liveable for myself, partner and child (was 2 at the time) Within weeks of doing this I had court eviction paperwork through my door. At court Atlantis sent two very highly paid solicitors who made out that I owed thousands of pounds even tho I had proof I didn't they then bullied me into agreeing to leave the property. They stated i had never complained about any maintenance issues and had conveniently Atlantis had lost all my letters, emails and even my tenancy agreement. A month later as agreed I moved all my stuff out the property and waited for the estate agent to come collect keys from me as agreed on a set date so they could go around property and asses at same time. Instead they sent locksmiths and there rather large maintenance team to get me out. I left the property in better condition that when I moved in having fixed alot of issues myself or via builder friends. They then refused to release my deposit stating I had trashed the property because of certain issues that i had made very clear needed to be fixed when i moved in. Due to lack of funds i couldn't afford to go court to get that back so i wrote it off and moved on. Years pass and my guarantor gets a court letter stating that thousands are owed so he attends court brings proof that nothing is owed and leaves court. Couple months pass and another court order turns up stating thousands are owed, my guarantor at this point as an owner of a very busy business cannot spare the time off work to go court so he pays off the full amount they say to end the matter. You would think that would be the end of it right??? But no, over 5 years later. Today he received a phone call stating thousands are owed and he can either attend court again or pay in CASH what is owed. He has told them to take him to court again at the advice of his own solicitor who has previously looked into this issue and has stated this is harassment that the money he paid previously wasn't owed after looking through all the proof. This company are dodgy as hell, they clearly don't manage properties with any type of respect for the tenant or The owners. They try to rip people off stating money is owed when it isn't and keep trying to bully people until they just pay it to end the matter.

What agent could do to change your mind?

Being vaguely competent would have been a start. Treating me with a modicum of respect would have been an advantage.

The non-refundable reference deposit is a joke. If anything, people need to get a reference on these sharks before even considering doing business with them

Had I accepted his calculations I would have been vastly out of pocket and as such I decided to walk away rather than expose my business to what appeared to be a bunch of white collar cowboys.

What agent could do to change your mind?

As outlined in the review there were many instances of unethical / disrespectful behavior which seems to be ingrained into the culture of this organisation. If the owner of this small agent is not responsible for this bad culture he should seek a wholesale review of how they comply with managing lettings and seek to improve internal systems so that they can make the necessary profits without breaking the basic standards expected by tenants in Reading.

As mentioned in the review the agent attempted to charge fees which were not in the contract and also they did not assist us at all as tenants siding solely with the landlord at all times, therefore not acting as an independent third party agent.

On first impressions Atlantis seems a professional and trustworthy estate agent, but unfortunately that is far from the truth.

- They invoiced us for fees that weren't in the contract (I know other Atlantis tenants that also got these charges such as ambiguous "market rate increases".
- They supported an unscrupulous landlord in making ridiculous claims when we moved out of the property, including repeated requests for us to pay for fixtures we reported almost immediately as non working when we moved in, Atlantis / the landlord would not yield on these ridiculous claims until we took this to the Tenancy Dispute Service.
- A sales agent entered our property against our consent at a weekend with less than 12 hours notice to try and sell the property showing little respect for the tenancy agreement or UK law.
- Poor service throughout, had to chase very hard to get any response making the whole process of moving out very drawn out.
- No apology or assistance on any of these points even from senior staff, when writing these formally to the complaints department they sent a very generic denial of all facts without any investigation which is worrying, as there is clear evidence.

As mentioned by other reviewers there are much larger / more reputable firms with the capabilities to manage lettings in an honest way within a few meters of Atlantis so there should be very little reason to walk in the door!

As per their requirement, I have already paid GBP 500. Now that they have the money. They are playing with me and causing me such pain and stress.
In the document that I have signed the Move in date is 20th June 2015. And their incompetence is causing me to arrange for an alternative stay because they are unable to get the agreement to be signed in time. And hence I have to bear all the expenses while I don't have a place to live from the 20th till they at their convenience get the agreement sorted.
According to them a Move in date as per the agreement is not something they can honor. They will try and accommodate a day around the given Move in date. However, if the tenant causes a delay they take upper hand to make a decision either to have the tenant in the house or not and the initial money of GBP 500 will not be refunded. Such a blatant misuse how the agreement is interpreted in their favour.

The most horrible and pitiful state of affairs.

Atlantis*, if you are reading this, it is time to understand the needs of the customer when you are charging so much money, rather than have a team that is only causing more stress to your customers. I would like to describe Atlantis property with such grave words, but to even use such words to describe the actions of your team is not worth it.
