They try to charge illegal agency fees, despite them being illegal since 2019 (2.5 years ago!).
They were extremely keen to send a summary of the deposit via post, which I later learned is because this '' costs'' you £30, whereas an email is £12! Responding to an email is supposedly £7. These charges are all entirely illegal and after arguing on two occasions, they backed down.

They charged £75 for a less than 1 hour cleaning bill. Ask for a receipt because they're not allowed to charge more than what they actually spend. They are greedy, corrupt liars. Laura even agreed that she could see I had made a huge effort to clean the flat, despite only reducing the £75 bill to £35 after a lot of discussion, which is unacceptable considering the only cleaning job was to clean an oven, which was used under 10x. It definitely did not cost them £35 to pay a presumably minimum wage cleaner 4 hours to do.
They will kiss your butt when you move in, replying to emails very quickly and completely sucking up to you. Once you sign that contract they are no longer the same people, be careful and take photos of EVERYTHING if you do have the misfortune of letting with them.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
