As a landlord, I let my property through Peter James using their property management service. I cannot believe the way this agency treated me. One of the property managers, * Dixon, is the most combative, unpleasant, aggressive individual I have ever had the displeasure of dealing with in a professional situation. She was incapable of handling the most basic, simplest of queries. The most simple requests turned into complex, off-topic, difficult exchanges. For example, a query about a rent increase for my tenant via * involved 33 emails and lasted six weeks, and still * was unable to reach a conclusion in regards to this very simple matter. In the end, I had to contact my tenant directly which is not something I like doing as a landlord, but it felt like the only option as communication via * was simply not working. My tenant and I reached an agreement regarding the rent increase in five minutes, thus proving how utterly cumbersome and challenging * made a very simple request.
Unprofessionally, * seemed to hold some kind of personal grudge against me, which I found extremely inappropriate. She deeply upset me by raising her voice and shouting at me very aggressively during a recent phone call. During this call, she attacke* bizarrely accused me of 1. Not having informed my tenant my property had sold (my tenant had been fully informed of the transaction and furthermore * claimed my property had sold when in fact, the sale was not complete and at no point had I claimed it was). She essentially accused me of lying or withholding information to my tenant. 2. She accused me of hassling my tenant about leaving when I was quite literally discussing the prospect of my tenant STAYING. 3. She had the sheer nerve to accuse me of selling my flat without informing my buyer that there was a tenant in situ - an act which is clearly illegal and amoral and downright ridiculous. As you can see, not only did * fail to assist in a very simple query, but instead went* to lower her voice and not to shout at me, but she was unable to control her temper. Following the encounter, I was left deeply distressed and shaking. I honestly don't know what * was thinking. Did she think I'd react well to being spoken to like that? It was so extreme and so unprofessional that it hit me like a ton of bricks and I was honestly just completely taken aback and just appalled.
I complained to Peter James but they told me it was '*'s word against mine' and were not particularly apologetic. Furthermore, * refused to apologise and instead had the nerve to claim she had behaved in a 'professional and informative' manner! Under no circumstance was I willing to continue working with a company that subjected me to such horrific shouting and abusive conduct. The incident with * happened on Friday and by Monday I'd transferred my account over to a new lettings agent. Under no circumstances was I willing to continue to have any form of dealing with a company that employs individuals who think it's ok to shout and be abusive towards clients. There was just no way. *'s treatment of me was just something else. It was utterly appalling and I'm still shaken up.
I am taking my complaint against *s poor conduct to the Property Ombudsman and I hope she thinks twice about being abusive to landlords in the future.
There are some nice members of staff, Viraj was professional, but * is appalling - highly incompetent and abusive. Furthermore, Lydia Harrison also had an unreasonable attitude and shouted at me on another occasion. I recorded her and forwarded the recording to her boss, who said it was 'out of character' and waived a month's management fee as a goodwill gesture by way of apology. However, *'s behaviour was even worse - she not only raises her voice but is a nasty, abusive and vicious bully who should be avoided at all costs.
Having previously successfully let my property via Knight Frank and received nothing but a flawlessly professional service, working with Peter James was a truly shocking and stressful experience.
Also, the sales team advised me to get a tenant in while selling my property which was some of the worst advice ever. She now won't leave and I can't sell my home - thanks for that!! The lettings team should have foreseen the potential difficulties of getting a low income tenant to stay at a low rent. She isn't moving out and it looks like I'm stuck with her for a while, meaning I cannot sell - absolute pain. The cherry on the cake of my awful experience with this agency.
Comment on agent fees
My property management fee with Peter James was 12.5% plus VAT. The new estate agent who is managing my property charges 5% plus VAT. So not only was the service I received unbelievably poor, but it was also expensive in comparison to other estate agents. (note: the estate agent I transferred to is reputable and local to southeast London too).
