I’m not sure why Austin Rees are still practicing as there should be an investigation into their malpractice. They will use their sister company overhill associates to sign off major works literally for tens of thousands for things such as general maintenance such as painting front elevation, they even had full scaffolding erected for months just to fix a tile, my kitchen ceiling flooded repeatedly from the upstairs flat and my ceiling caved in and was left for months before being rectified, it could’ve killed someone but they weren’t concerned. They used contractors to fix broken sewage pipes under the insurance but the insurance contractors had to investigate the work as they were suspicious of AR, upon investigation with cctv footage of the sewage pipes it turned out the work wasn’t completed but the contractor that AR are very close to and always use, still got paid. When questioned about this AR went completely silent and gave no response they didn’t even seem surprised, doesn’t take a genius to understand why and how they would benefit from such things. I could list many more examples, I was sent bills for tens of thousands in the space of a couple of years to the point we had no choice but to collectively purchase the freehold. To add further insult to injury they even had the audacity to try and hold back a few thousand that I had for “works” at that point even though the works had not even been started, and it wasn’t until the other freeholders advised me they had already been refunded that I decided to threaten them with legal action if they didn’t refund me, at which point they begrudgingly did, this was after they told me the money would not be refunded which is very slippery and underhand. If you want to be fleeced for tens of thousands, I highly recommend this rogue company. As others have stated there are some very questionable 5 star reviews on here, I urge you to read the 1 star reviews because they are more accurate and people being ripped off for thousands of pounds seems to be a running theme with AR.

***AVOID AT ALL COSTS***

- AR have baked administrative incompetence into their business model allowing them to mismanage & neglect their clients' properties with no recourse. Need to query strange charges on your account or complain about a contractor? Expect nothing but delays, obfuscation & fake assurances.

- They knowingly allow contractors to carry out substandard works, fail to address dangerous problems, & funnel funds to their sister company OA Surveyors simply because they can.

- I had to move out of my property on Wilbury Road because AR "forgot" to call the insurer for 6 months when the floor of my kitchen collapsed.

- AR blew £20k on major works with Everest Miles who failed to carry out repairs as specified. We have since been charged additional £1000s rectifying problems caused by their shoddy workmanship, even though OA Surveyors were paid >£2000 to oversee & sign off on the project.

- Water has continued to pour through my ceiling every time it rains for the last 5 months. There is seemingly little chance of getting this resolved without paying out £1000s more to new contractors even though it is as a direct result of the Everest Miles works.

- AR director Dan P is a slippery individual whose sole purpose seems to be deflecting problems by ignoring his duties to clients, sweeping aside serious complaints &/or failing to respond to calls & emails in a timely fashion.

- All works that they have been involved in with our property on Wilbury Road have taken longer, become more expensive & been carried out to a terrible standard.

- Do not believe the fake 5* reviews, working with Austin Rees will cost you thousands & cause serious distress in the process.

We just moved a month ago in the flat. The agency and specifically Juliette were really efficient. Everything went smooth and event after that, if we have any sort of issue with the flat the agency is extremely reactive to sort this out.

Austin Rees are generally useless at their job, and I guess the positive reviews on this site have been incentivised in some manner.

However, I'd like to raise awareness of one of their more insidious practices that leasholders who are unfortunate enough to live under their BS are subjected to.

For most works they organise they employ Overhill Associates to provide surveyence services. In the face of it this appears to be pragmatic. However, fees mount up into the £1000s for even simple jobs, like painting a wall for example.

It turns out that both companies are owned by the same parent company. So, it seems that Austin Rees are inventing, and over pricing, work for Overhill Associates.
