Please avoid this agency at all costs. I had a terrible experience with them. I was shown a flat that I liked and intended to rent. I had verbally agreed with the agent on the terms of the agreement and the price. I was also explained to that the rent would include an obligatory (?) cleaning service that would happen twice a week and would be charged extra. Supposedly I would have to pay £10 cash directly to the cleaner every week. After agreeing to all this I was told that I would have to pay a one week's rent fee for taking the property off the market BEFORE I could know if the landlord would agree to the rent. Shortly after making this payment I was sent the contract, which was an absolute disaster. Full of vague statements regarding the most important matters like the duration of the renting (we had verbally agreed on one year + half year clause and the contract read 1.5 years with no clause mentioned), the cleaning service (the contract had no details of where the cleaning would happen, how often and the payment of ten pounds was now included in the rent) among other things. The most shocking thing that I was told was that if I was to agree on the contract I would have to pay 6 months of rent BEFORE the landlord would sign the contract. That is when I headed to the agency to explain in person that it would be absurd to ask several thousands of pounds to be paid before BOTH SIDES have signed a contract. I also explained how the contract had flaws and how I wanted it to be written down explicitly that the cleaning would happen twice a week in my flat. Only then did the Italian agent remember to tell me how the cleaning would only happen once every two weeks and not twice a week as agreed, which was "an honest mistake" on her part and how she got confused because "there is a phrase in Italian where bi-weekly means twice a week" (?!). As the agent I was liaising with could not give logical arguments back, she called the manager. An incredibly arrogant, rude man came to lecture me that "this is London for you", "take it or leave it", "the landlord is reputable and does not have to sign beforehand" and tried to convince me that this is the practice of every agency which is completely untrue. After this conversation I explained that I want nothing to do with these practices and sent a formal email explaining that I do not intend to pay them for anything else, as I was afraid they might find other ways to demand more money.
