Please avoid this agency at all costs. I had a terrible experience with them. I was shown a flat that I liked and intended to rent. I had verbally agreed with the agent on the terms of the agreement and the price. I was also explained to that the rent would include an obligatory (?) cleaning service that would happen twice a week and would be charged extra. Supposedly I would have to pay £10 cash directly to the cleaner every week. After agreeing to all this I was told that I would have to pay a one week's rent fee for taking the property off the market BEFORE I could know if the landlord would agree to the rent. Shortly after making this payment I was sent the contract, which was an absolute disaster. Full of vague statements regarding the most important matters like the duration of the renting (we had verbally agreed on one year + half year clause and the contract read 1.5 years with no clause mentioned), the cleaning service (the contract had no details of where the cleaning would happen, how often and the payment of ten pounds was now included in the rent) among other things. The most shocking thing that I was told was that if I was to agree on the contract I would have to pay 6 months of rent BEFORE the landlord would sign the contract. That is when I headed to the agency to explain in person that it would be absurd to ask several thousands of pounds to be paid before BOTH SIDES have signed a contract. I also explained how the contract had flaws and how I wanted it to be written down explicitly that the cleaning would happen twice a week in my flat. Only then did the Italian agent remember to tell me how the cleaning would only happen once every two weeks and not twice a week as agreed, which was "an honest mistake" on her part and how she got confused because "there is a phrase in Italian where bi-weekly means twice a week" (?!). As the agent I was liaising with could not give logical arguments back, she called the manager. An incredibly arrogant, rude man came to lecture me that "this is London for you", "take it or leave it", "the landlord is reputable and does not have to sign beforehand" and tried to convince me that this is the practice of every agency which is completely untrue. After this conversation I explained that I want nothing to do with these practices and sent a formal email explaining that I do not intend to pay them for anything else, as I was afraid they might find other ways to demand more money. AVOID.

Comments on Agent Fees

The agent did absolutely nothing in relation to this property and so did not provide the service it charged for, namely to provide a management service. I would happily pay the management fee had any service been provided. We paid 16% (+ VAT) of the rent and didn't get any service. The agent maintained that the fee is earned in the same way a premium for an insurance policy is – namely by way of providing protection should incidents arise. But incidents arose and nothing was done so using this analogy of insurance cover we didn't get anything for the premium paid i.e we didn't get any 'insurance cover'. 3. It is a clear issue of misrepresentation – namely that M&P holds itself out as providing a Comprehensive Management service – is paid for that service (16%) – it is then asked by its client to take action as part of the service being paid for but decides to do absolutely nothing and continues taking its money for apparently doing absolutely nothing.

The Agent set a good and fair price, backed by good evidence. This was in a more thorough way than competitors. The final offer was 97% of this so we accepted. The Agent got a good number of viewers through the door and capitalised on the other branches in the area to get more footfall. They... Read Full Review

This is the third transaction I have had with Marsh & Parsons Earl's Court Branch. Last year, in 2012, I bought a buy-to-let property and this year another flat as well as selling a property -- all in the SW5 area. Mr. Barrett (Branch Manager), is extremely knowledgeable in the area and the ... Read Full Review
