Rented out a small studio flat, move in process was smooth, only issues I had for during tenancy was a drainage problem (had plumbers in 4-5 times) as the taps were flow limited (bills were included, flow limited to save them money) They weren't powerful enough to push stuff through the pipes so the problem got worse and worse... myself and the plumber told property manager at the time but nothing happened about it. Also had no window that could open and a weak extractor system which I'm pretty sure didn't work meaning it got unbearably hot in summer.
Other than that mostly had a decent experience up until the end of tenancy.
I moved out on the 22nd of August and just had an absolute nightmare trying to get my deposit back. After weeks of me emailing for updates, I didn't actually get any indication as to how much they would deduct from the deposit until a month later on the 24th of September. Had to constantly email for any kind of useful update, sometimes having to email multiple staff members as I just wasn't getting anything back.
They deducted overall £240 which was about 30% of my deposit.
£175 was being charged for cleaning which I thought was insane as it is a studio flat, all in one room (including kitchenette, no oven) with a small ensuite, overall less than 160 square feet.
I called to get quotes from two other cleaning companies, sent them photos of the flat and each said it would not be more than £85...
Realised I wasn't going to be able to get any of the deducted amount back and by this point I just needed the money. Agreed to the deductions on the 1st of October, after that barely had any correspondence. Tried emailing multiple people with no responses and eventually sent in a claim to the tenancy deposit scheme because I was so sick of waiting.
Got the money back finally a day after sending the claim, 13th of October. I'm not sure if this is a long or short time to wait for a deposit back usually but previously I've had it back within a week. Mostly annoyed by the complete lack of care over email.
To add to the frustration, I had a look at the same flat on their website after I had moved out and they'd reduced the rent by nearly £200... Feeling very ripped off.
Would definitely not recommend this agent if you are a student.
