Please read this - DO NOT BOOK WITH THIS AGENCY. I wish I could give 0 stars. My experience with the Canterbury branch has been terrible to say the least. This was the first time my friend and I had lived in private accommodation during university. We got the property last minute and when we moved in it was not even close to habitable, sanitary or clean. The landlords family had just recently moved out and there was no effort to do a spring clean, empty the rooms of used bedsheets and mattress covers etc. On top of this, we had to practically beg to get the oven and the stove cleaned. Our parents spent hours on our move in day cleaning the property, we were unable to move in properly due to the dirty state we met the house in.
Furthermore, I had many encounters with the property manager at the time, I wont say her name but she was incredibly incompetent and refused to corporate with me when asking for basic things such as someone to come and fix the furbished items in the house.
The agency also thought it was professional and adequate for the landlord to send his brother who has no experience in maintenance and fixing cupboards to fix my cupboard. Not to my surprise, this cupboard stayed unfixed and the agency once again did nothing to help with this. Later on they had the audacity to try and take £40 from my deposit ( and failed) despite many attempts from me to get them to fix this.
Moving on - During the pandemic, my friend and I had moved back home. This house was our uni home and we moved back to be with our family during lockdown. This was in march. We tried to get the agency to cut our contract short as we were no longer living there, but they did not. I had friends whose landlords happily did this for them giving the circumstances. However, for agency that loves money and doesn't care at all for its clients - this did not surprise me. During this back and fourth interaction, we then discovered that our contract had been sneakily changed to a 12 month contract, despite us agreeing on a 10 month contract. In other words they then tried to get us to stay in the contract, and continue to pay rent for a house we no longer occupied until September. This was practically 6 months rent. At this stage I had to contact a lawyer as they were not willing to back down. They were very happy to make two students, in a pandemic, pay 6 months rent for a property they were no longer occupying.
To finalise, you will not be getting your full deposit back. This agency will try every trick up their sleeves to withhold money from you. My contract ended at the end of June and I am only now receiving my deposit back, not in full and over 3 months later. The only reason I am receiving the majority of my deposit back is because I had to file a dispute with mydeposits after the landlord and the agency tried to cut my deposit money in half.
If you are in a contract with this agency already, I would suggest taking pictures of the property at every turn. Ensuring to document any damages in the property that were there before you moved in and to also keep all interactions with the agency in written format so you have evidence to present to defend you.
