Please see this part of the email i have just sent to the branch and main office. Please note while reading i opted for a fully managed service by Reeds Rains.
Also i would like to be informed of the full complaints procedure at Reeds Rains. Even though i had opted for the fully managed service of the property i believe it's not been hassle free and some services which where included by this option where not carried out please see below :
1) Readings of the utilities will be given to your chosen provider with the exception of British Telecom; however, we cannot guarantee that our readings will be recognized : i am now having to deal with utilities providers over the dispute of bills which where never paid by the tenant while he was at the property. No mail was forward to myself with regards to utility bills.
2) Inspect and report upon your property quarterly, coordinating minor repairs up to an agreed limit and settling invoices from rents received : only after numerous calls by myself to the west derby branch and the main letting office was a property check carried out.
3) Also left messages requested that the property to be viewed for sale within the last two months of his tenancy through yourself to sort with tenant as am allowed to do by the tenancy agreement and i was given no response to this matter.
4) The agreement with regards of dropping the monthly rent from 500 to 420 for the tenant which i discussed with Joanne at the branch prior to signing any documents was not passed onto the tenant.
The main reason why i opted for the fully managed service is because i get sent away with work a lot and needed the property looked after by a company with experience in these matters. This was again explained to Joanne at the branch.
I am very sorry but i feel very let down by Reeds Rains over the management of this property. Only 4 days into a 6 month agreement i was informed by Reeds Rains that tenant wished to move out due to the fact of his ex wife wanting him back. I was happy to do this for the tenant as longs as i was given his first months rent as he had moved in and only part of his deposit (under the agreement i could have had all of the deposit) for the disruption of having to place certain financial matters back into my name i.e utility bills and wasted time in trying to find another tenant. Reeds Rains still wanted to charge myself £400 finders fee for finding a tenant who moved in for 4 DAYS ?. I feel this left the tenant with ill feeling towards me and his situation at the property as i could not agree with Reeds Rains over the £400 finders fee ( 4 Days ) and this lead to the tenant not wishing to pay any bills while at the property and neglecting it as stated above. I will also be speaking to my neighbors at the property to find out how the last 6 months have been for them with the tenant as it's obvious that they would probably have a better picture of what has been going on there than Reeds Rains.
What agent could do to change your mind?
Done their job would have helped.
