We rented a house through the Putney Branch in 2008. On our initial viewing, we spotted a flooded back garden (rain apparently) and mould crawling down the bathroom walls (due to tenants not using the fan we were told). Don't ask us why, but we agreed to take it, subject to these issues being attended to immediately. As Barnard Marcus were the managing agents, we arranged for their mantainence team to swoop in and clear up the mess....which I'm sure they would have if they'd ever turned up. After 3 no-shows it turned out that the Putney branch had no keys (and still have no keys).
Our fabulous landlord took matters into his own hand, appointed a friend as manager (BM still collected rent and managed the lease) and within months we had a new mould-free bathroom ceiling and fan, and the drain in the back garden cleared.
Under BM's watchful eye, the back garden had effectively become a sewer, and their repair man had changed the bathroom fan with the wrong type for the vent size - and left all the debris in the roof cavity, causing damp. Nice work!
When it came time to renegotiate our contract, we received threatening bailiff letters for non-payment of the fee - while we were still in negotiations and had not yet decided to stay, therefore there was NO LEASE fee to enforce yet! After this we had little to do with them, paid our rent by standing order and our landlord organised repairs. He would call us on occasion to ask if the rent had been paid - which it had - so he was obviously experiencing problems with their payment system.
Accounting is my main gripe with BM - we paid our deposit on time, but it took them two weeks and numerous emails and calls before they could trace the funds in their accounts. They also 'lost' our lease renewal payment, and are now trying deduct it from our deposit ten months later after moving out. As I paid them direct over the phone, I have no paper or email receipt, and as I am travelling for work I have no access to my papers in storage. My bank will issue duplicate a statement at a cost, and I now have to find someone to open my mail and handle the case for me in my absence. All this - and such a charming passive-aggressive attitude!
As someone about to buy a house that I will be letting out at some point, I will be avoiding BM in any capacity in the future and I suggest you all do the same. Buyer beware....
