We have been using Acorn as a letting Agent for 10 months as a landlord with a single property in the London area. A tenant was found very quickly, and passed all the tests well. So far, touch wood, that tenant has been very satisfactory, and paid the rent on time. We were allocated Kathleen Milne as our single point of agency contact, and we deal with everything through her. She is quick efficient, polite and we are very satisfied with the service she gives us. Having a single point of contact to deal with is very important, and not common with other agents in our experience. Statements of account come by email every month within a few days of the rent being paid, and the money goes into our account a few days later. The 6 month inspection was thorough, professional and the report well presented with many photographs. In our experience, the quality of service will depend on the person giving it, rather than the Agency as a whole, so experiences of other clients may vary according to who is dealing with their account.

They gave me a bad reference just to keep me in my property.
Used to FAKE reason of late rent payments (one that can be justified by them, the other two cannot even be counted - this can be proofed).
Sought legal advice and as a journalist I’m burning to get them exposed for the scammers they are.
Absolutely disgraceful staff, so rude and dismissive.
They completely ignore repair requests too.
For nearly a year I didn’t have a toilet seat.
They are a shambles. Avoid at all costs.

I have had nothing but a shoddy service since my property manager left Acorn. The service I have received is shocking not only do these people lie to you but the way they treat you is also shocking - advising you not to have break clauses I then found out this is due to them being paid more in commission so longer the deal the more commission for them (so be warned) they don't care about us as a landlord and my new tenant had been told that I would be having new carpets ( I have never mentioned new carpets so unsure as to why they told tenant this. When I complained to Ms Ellen ( She was in fact the person who lied and said my property manager was on sick leave) I have had a bad service in the past but after being assigned a new property manager I actually felt things were running great I had total trust in her ( I will not name her as she no longer works their so I was told. Ms Ellen ( supposedly team leader) simply told me we have a complaints procedure if you wish to complain you HAVE to speak to the manager who is Mr Craig Jackson imagine my shock at this as years previously he managed my property It was him whom I complained about years ago as he wasn't renewing the tenancy and generally not doing his job hence why I was assigned a another property manager back then. Each time I called the office which are now based in Bromley ( I see they have not even updated THIS SITE with correct address) I was told he is simply in meetings so my complaint didn't even hit his desk due to him not returning my calls I have now taken my complaint to the Ombudsman as I feel they have simply lied and treated my tenant and both myself badly I do not appreciate lies and from the service I have been given over the last year I simply cant take any more from them. I have now taken my property away from acorns service and manage it myself even then they tried to charge me for managing my own property. This company might be big but its simply about the money BE WARNED SHODDY SERVICE LIE TO YOU I do not expect any agen

As a landlord I have to say that my initial experience with Acorn was not great, reaching a low point when standard checks required on a new tenant were not adequately performed resulting in extended non-payment of rent and a lengthy and unpleasant process to evict the tenant. However, since Kathleen Milne has taken over management of the property the service level has improved substantially and indeed had Kathleen been working on the account from the outset I am confident that I would now be awarding the highest overall rating.
Throughout her time managing our account Kathleen has been most helpful and positive in her approach and has been able to give helpful advice as and when needed. I can see from other reviews that Acorn on the whole have experienced some diffcult times with 'Customer Service' and 'Customer Experience' but have noticed an effort on their part recently to address this. Kathleen exemplifies this effort to the extent that I can say that I doubt that I would still be with Acorn if she had not taken over our account when she did.

Good points - When a problem has arised with my property the agent has quickly helped me resolve, they also seem to have a good relationship with the tenant.
Bad points - when the rent has been late they dont seem to want to know, i am the one who has noticed that it is late and i seemed to be the one doing all the chasing, i wouldn't expect this on a fully managed property.
Overall i would say 6-7 out of 10

Acorn are the worst estate agents around. My dealings with Acorn span accross 10 years, I can honestly say with conviction that they have always been polite, professional and honest with all communications.
They also tend to move agents around on a regular basis, not sure if this is a good thing as one tends to build up a good relationship with your agent, however i can understand that sometimes this is a move up the step ladder.
My previous agent katie was excellent, however her replacement Amy Sands fills her shoes admirably.
Amy is professional, communicates by telephone and email when required, and has been extremely helpful in dealing with issue, or repairs that require attention at home.
Nothing is a problem for her, and she will go out of her way, and sometimes beyond her working hours to help where possible.
After reading all the bad remarks, i felt that i needed to put my point of view forward also.

I would never recommend Acorn estate agents for letting your property. Absolutelly hopeless, Collected rents were never paid on time, many times 3-4 weeks later after much screaming on the phone the rents were sent to my bank.
After 2 years of tenant having terminated tenancy agreement they are still yet to recieve the deposit they paid and was protected by Acorn.I am not sure if dispute services have provisions to cover a landlords agent.

they could Actually be an agent and assist with any Problems in the property! they are dreadful! NO HELP WHATSOEVER!! Getting them to do anything takes ages... YOU CAN TELL THEY LIE ALL DAY FOR A LIVING. Contradicting themselves 24/7.

Even if you love the Property, Its probably just not worth it.
The staff are Lazy, Rude and ignore your requests over and over and over and over.....
I find myself constantly chasing these 'AGENTS' when i need assistance in my property. They are TERRIBLE!
I have waited Months and Months for maintenance work and getting them to do anything is a total nightmare! after chasing them time and time and time again! I have come to a point where i email them 3 or 4 times with no response. They don't call you back if you leave a message and are frankly quite rude on the phone - no customer service skills!
MOVING IN WAS A NIGHTMARE - They didn't have keys cut, they tried to charge us extra to move the payment day, they hadn't done any of the work which was promised by the 'SALES' team.. they will tell you anything to sign a contract then ignore you as soon after.
SERIOUSLY its not worth it - imagine having no running water for 6 weeks and a bed without a mattress for 8 Weeks - THIS IS HOW BAD THEY ARE!

I moved into my property at the end of 2009 and right from the word go, it was a shambles. First of all, we were told we HAD to move in by October 31st. I had concerns as I am not paid until the last day of the month and thus wanted to have a contract starting on the 1st of the month so that I could be sure my rent would be paid to my landlord in time - for a standing order to come out of the account, the money must be there the day before. They assured me that paying the rent on the 1st of the month instead of the last day of the month would be no problem (this was only a day difference, but it made all the diference to me). Unfortunately, they had not agreed this with the landlord, who was understandably annoyed.
When it came to moving in day, when I went to collect the keys, they refused to hand them over due to them not receiving the sum of money I had transferred to them the day before using an instant CHAPS payment. The frustrating thing about this was the fact that I had phoned them after making the payment to confirm that it had been received and I was told that it was. Yet, when I went to collect the keys, they were adament they hadn't, despite telling me otherwise the day before. This was only resolved after I made it clear that I was going no where and lo and behold, they "found" the payment after keeping me waiting an hour with no apology.
Due to circumstances, my housemate had to move out and we found a suitable replacement. They both went down to Acorn to explain the situation and asked if it was possible for my new housemate to be added to the agreement in place of the old. They were told yes. My new housemate then paid over £100 in fees to Acorn for checks which were never taken up. He was never added to the agreement and the old housemate was never removed. They also neglected to tell the landlord who again, was understandably, not happy although she was happy to have him living there as we had continued to pay the rent. Acorn then told the landlord that they knew nothing about it, despite my new housemate having a receipt from them and despite them emailing me with my new housemate's name referenced. They then wanted more money off him for the checks as according to them, we hadn't kept them informed, despite having proof to the contrary.
There was also an occasion when I changed my phone number and went into the office to leave the information along with a request for them to call me when the person I wanted to speak to came back. I was contacted three months later.
Following this problems and also problems with our landlord, we decided to move out in March 2012. We paid up under March 31st and agreed to vacate on 24th March at the landlord's request, although Acorn put unnecessary pressure on us to do this. We were happy to do so, but were not happy at them continuing to badger us, after agreeing with the landlord.
When it came to showing new tenants around, we agreed to be as accomadating as possible, but requested that they give us 24 hours notice of coming round due to my housemate working night shifts. We were informed that there would be a viewing at 2.30pm one Saturday afternoon, followed by another one at 3.00pm. We agreed to this, but then had 5 different agents coming round from 2.00pm-5.00pm, which we had not agreed. Had we known, this would have been fine, but we didn't.
We have now moved out of the property and the check out showed the property to be given back in an improved condition and absolutely pristine. However, our deposit still has not been returned and Acorn have not been forthcoming with the reasons why not. Additionally, they sent a letter containing our check out report to myself and my OLD housemate to the house after we had vacated it and given them a new address.
Absolutely shambolic.

The staff through to the contractors do not have faith in the product they are meant to be representing. No good can come from this. I completely sympathise with the property managers. I know it is not their fault. How can anyone person physically manage 500+ properties and be expected to do a sufficient job never mind a good one??? In my opinion a restructuring of the spine of this business needs to take place and more rewards put in place to keep the staff happy and motivated. This is the only way they can keep staff and provide the services they rob our fees for.
I hope their Directors step out from the shadows and take note before its too late... Otherwise they should rename themselves from Acorn Group to A CON GROUP!!!

I was living overseas and expected them to manage it, but all they are interested in is taking money from tenants and pocketing it themselves.
I am now managing my own property.
Please, I beg you not to pay their management fees.
