Wish I could give them zero stars for how terrible they have been.
I’ve been living in a property since July 2019 which address was responsibility for maintenance, complaints, etc. Since then the landlord has actually cancelled their contract with address and is dealing with the problems we’ve been reporting for months himself.
Over the first three months, anything reported by myself, except one, wasn’t dealt with. Even the one that was took over a month to sort because I had to constantly annoy them about it.
They also left me with no shower after ripping it out to fix a leak from the flat below. I had to call up asking for somewhere to stay in which I was given another flats keys to use their shower. Worse is that the individual who was due to move in there was paying half rent over the summer and was completely unaware of this! I was rushed for the keys to be given back due to their carelessness.
During these three months the landlord was completely unaware of any issues reported. However address were telling us they would pass it on to the landlord? Finally in October repairs began to occur by the landlord’s own contractor.
Address also broke the contract multiple times, including entering my flat without my permission. Myself and others then proceeded to request compensation for the issues caused and had a meeting with the director. He honestly was the more arrogant man ever and took over a month to reply, which was after I had to email them to ask what was happening. Never got any compensation back due to the contract between them and the landlord being terminated. The communication is actually horrendous!
When I moved in as well the drains smelled so bad and there was clearly damp on the wall but were never sorted until recently but not by address.
Overall, my experience has been horrendous and address don’t deserve anyone’s money, especially since they kept keeping it from the landlord as charges for work they never actually did! Disgusting director and honestly all useless

BED BUGS! Would give this letting agency 0 stars if I could. Moved into the house, within a few weeks me and my house mates began waking up covered in bites. The agency and landlord tried their very best to hold us responsible, saying that we would have to pay for an exterminator and the treatment as is could only be our own fault. We managed to get in touch with the previous tenants by chance and they confirmed they had already reported the bed bugs. They made us pay full price rent despite knowing this information and took a chunk of our deposits away from us when we moved out for ‘oven cleaning’.

No communication between staff members and residents, ignoring emails and just not dealing with issues. We've been told 3 times someone will be out to deal with the damp and mould in our house and no one has shown up all 3 times. Multiple items have been damaged and have to be thrown away, there was a leak in one room going onto the bed so it was uninhabitable and their response was to send someone out to move the room around rather than deal with the problem. An absolute joke of a company, do not live with them under any circumstances

This morning, I called address properties to enquire about a flat that had been advertised by them. I started the call by saying “hiya, I’d just like to enquire about a flat advertised by yourselves on duke street for £33pppw” to which the lady on the other end on the phone replied: no, it’s £130 pppw to which I replied “ oh, sorry, on my screen it says £33pppw but that’s fine, I just wanted to ask a couple of questions about the property”. She rudely and bluntly replied “well it’s not available anymore anyway so no point in asking any questions”. I am mortified at how little respect I received. I will make sure that I, or anyone I know, does not deal with address properties when house hunting now or in future. I am beyond disappointed.

Upon moving in our fridge was completely broken - it remained broken for 7 WEEKS! As students we were passed from one person to the next and given various excuses as to why it was taking so long. Apparently the owner of the house (not address properties) wanted to use his own maintenance man. However the maintenance man was patronising and fobbed us off, telling us our fridge was fixed when it clearly wasn't. After more than 5 occasions, 7 weeks and installing a new lightbulb in a fridge that wouldn't get cold (not a lightbulb moment) we were bought a new fridge. The landlord didn't pay for our old fridge to be collected either. Not sure why it took so many emails for address properties to believe us that our fridge actually was broken.
Nothing was done about the mouse problem or the damp problem the entire time we lived there. On top of this they attempted to charge us for damage that they had taken photos of before we moved into the property.
Just a warning to other student. Very frustrating company to have to deal with and that something so simple caused so much unnecessary stress.

The maintenance team advised us the toilet was never actually properly attached and this is why it kept detaching and leaking. They wrongly informed us the landlord wanted nothing to do with us after they refused to deal with our requests regarding new mattresses because the others had holes in, to which the landlords reached out themselves and said they would have loved to have known us before and address had also filled them with empty promises. Our most recent issue was address trying to deduct the majority of our full deposit based on an inventory from 2018 and when this was questioned, they told us they weren't actually responsible for our deposit return in the first place. If you are a student tenant please avoid at all costs.

I have given address properties 1 star out of 5 because it is not possible to give them 0. I lived as a student in one of their properties for a total of two years and I have never in my life experienced customer service so inefficient and neglectful. I honestly think high school students on work experience could run an establishment better than the staff here. I strongly suggest if you are considering renting or even interacting with this company you run a mile. First of all I would like to mention how every member of the house had to pay a £100 admin fee to secure the property, this alone is ridiculous because their performance in admin is abysmal, the emails they send aren’t even proof read for spelling mistakes and they are often ‘lost’ or even ignored. During my time at the property I became aware that the keys for the flat I was living in also opened the flat downstairs and vice versa, this was a security concern for me as the flat downstairs was going to be converted into an Air b&b property and I was going to be living in the property alone that summer while everyone else went back home from university. When I emailed address properties about this, they insisted I was wrong and there was no way that was possible even though I had told them I had got the current tenants from downstairs to prove this by using their keys on my flat infront of me. My emails of concern were then ignored. As a result of this there were two separate occasions where members of the public arriving at the air b&b made it into our property. I find it disgusting that address properties allowed for me to be put in this sort of danger when I made them very aware of it. When we first started to live at the property the Wifi didn’t reach all the rooms and we had to complain for months to get wifi extenders installed. Not only this but in summer 2018 during exam period the wifi and even cabled internet stopped working completely, it took an entire month to get it working again which greatly impacted our university work and racked up expenses in buying large mobile data packages to compensate for the lack of internet, we were offered no compensation. The delay was due to the fact the BT engineer would not go to fix the router in the basement as it infringed on his health and safety, which brings me onto my next point: The basement, where we were required to leave our general waste, not only had no recycling facilities but it was emptied so little that there was vile rat infestation, we complained multiple times however we were lucky if the bin room was emptied more than every 3-4 weeks despite them telling us they had arranged for improved clearance, sometimes the bin bags would build up to more than head height. We also had to arrange private pest control because we had mice in our kitchen and they refused to get someone out the same day. The private pest control confirmed that the previous poison put down by address properties maintenance team was cheap cat litter and probably the reason why we had been living with mice for months. The oven was broken for an entire month and their excuse was that we had a microwave, address properties expected 8 people to live off microwave food for a month. Finally, when deducting money from our deposits for damages address properties claimed that we had left dirty marks on one of the bedroom doors at the property and proceeded to attach a photo of a door that didn’t even belong to a bedroom. They also charged us £20 for getting a man to simply plunge a blockage in the bathroom sink. Just to reiterate address properties probably offered the worst customer experience I have ever been a part of, the staff are rude and useless, the company did the bare minimum if even that. Living in their property put me and my house mates in danger and it risked our health, not to mention the way they treated us as students was absolutely degrading. I wouldn’t even recommend address properties to my worst enemy.

However, address properties have been amazing in letting us stay 3 extra days because if not we would literally be out on the streets. They were slow to fix any problems but by far the worst trait was the fact they attempted to charge tenants for damage pre-existing. Thankfully we were prepared and had photos as proof so we could resolve the £1000 they tried to charge us! They even had the cheek to send old photos to try and say we had caused the damage yet the walls had been re-painted and bannisters put in since that photo! This made the situation far worse leading to a long drawn out process to recover only some of our deposit. Can't recommend enough to use ANY other estate agent as I have heard off two other groups of tenants the same happened to them.
