I was quite happy with all aspects of the property purchase in Atlanta through Belgrave. The house was let immediately after the re-furb completion with the tenant being spot on with rent payments since. That first year lease has just been renewed for a second, and it's all hunky dory.
I'm also noticing from the new property ads that are posted to me that prices in general for detached, 3 bedroomed, brick house in Atlanta have appreciated in value quite noticably over the past year, which pleases.

What agent could do to change your mind?
I lost a huge amount of money by using this agent yet they continue to trade. Despite saying
they would compensate me they have not done so.
This is an account of my Detroit house purchase using the Belgrave Group www.belgravegroup.com Basepoint Business centre, Premier Way, Romsey SO51 9AQ Although Belgrave group still exists the company now focuses on properties in Atlanta 'Belgrave Atlanta' company number 08218378 www.belgraveatlanta.com, same trading address as Belgrave group.
I purchased a property in Detroit from the Belgrave group. The contract stated that the house would be refurbished within six weeks sufficient to obtain a certificate of occupancy from the local city council. The refurbishment took much longer than six weeks, it took six months and was allegedly completed on 31/3/2010. However, the refurbishment was not completed. I have two independent witness statements verifying that conclusion. I also have extensive photographic proof of none completion. Members of the Belgrave group visited the property on a date prior to alleged completion. They did not enter the property as they were unable to obtain entry. They looked through the windows and could see work in progress. They did not visit the property when it was allegedly completed. They relied upon B&L Properties (Steve Louis) to do the work and provide proof of completion. The alleged proof was photographs of a completed refurbishment. However, the photographs were not of my house, that again has been verified by independent witnesses. The Belgrave group allege that they took Steve Louis to court for misappropriation of funds I understand the amount was $200,000. The fact is that the Belgrave group relied upon Steve Louis to do the work and provide proof that it was done. They were negligent as they did not inspect the property themselves. I was told that the property was tenanted on 15th April 2010 by Steve Louis. In fact I have conclusive proof that the property was never tenanted and that is in addition to dozens of photographs showing that it was uninhabitable. I can provide copies of these photographs on request. It seems that the Belgrave group may have been victims of Steve Louis B&L Properties. However, if indeed the Belgrave group took Steve Louis to court for misappropriation of funds then they will have eveidence to prove it. The evidence would consist of the following: date of court case, Case number, court where hearing held, the verdict. This information should be in the public domain and can be verified once the details have been provided.
If it transpires that there was a court case as claimed it does not affect my contract with the Belgrave group, they will have been negligent for using him and not being vigilant.
As a consequence of this I ended up with a property that still needed a complete refurbishment. I have lost a lot of money on this property. It had to be boarded up and refurbished again. The cost of the refurbishment was $16,945, I suffered a loss of income as the property was not available to rent and taxes still had to be paid. Belgrave Group were supposed to pay the first year taxes but they failed to do so, I had to pay $2537.76 to prevent the property from being forfeited by the city council. There was also a water bill outstanding for the period prior to my ownership. I had a meeting with the Belgrave group and their Solicitor Mathew Robbins of Viva Law Southampton on 31st July 2012. It was agreed that they would check the diaries of the Belgrave group and get back to me two weeks later. It is now more than seven weeks since the meeting and I have not had a response only excuses. Since then a repayment plan was agreed but only one payment was made. It seems that they have no intention of making any further payments.
I am not the only victim of this company, in fact some clients have suffered worse consequences than myself.

I can safely say that I'm very happy with the decision I have made and have subsequently brought a second house having owner my first for nearly a year now. A quick thanks to Marc from Accumen Property who manages my properties in Atlanta. Excellent professional service that complements Belgrave. If the opportunity arrises I would definitely purchase a third.

I was forced to sue Belgrave and on 23 July, 2013, at Southampton County Court I was awarded ,£46, 313.72 in damages and Belgrave, who were represented by James O'Brien were given 21 days to pay. To date (30.10.2013) I have not received a penny. (I am not finished yet!) Don't touch this company with a barge pole!

Mike O'Brien and his team have helped me every step of the way such that the process has been painless and efficient. Indeed, their recommended local lettings agent, Marc of Acumen, had tenants lined up almost immediately. I would definitely say that this has been a sound and profitable investment and indeed so much so that I am in the process of buying 2 more properties through Belgrave Group.

We have similar problems to some others on the site. We bought 2 properties. Not a single tenant through the much cited HUD scheme Poor workmanship, they handed us over to a succession of disinterested, incompetent, unresponsive and in on case thieving, property management companies - variously - hotspot - baydoun, Louis, none of them worth a fig and spent many thousands of dollars in phone calls to them. Seemingly endless repairs/replacements - both properties needed new roofs in less than a year, leading to new ceilings. etc... During this BELGRAVE could not have been more hands off.
The much vaunted guaranteed returns haven't even come close. We have had some down right rude and aggressive emails from BELGRAVE BLAMING EVERYBODY BUT THEMSELVES, complaining about the very management companies they put us with, how much money they had lost etc...etc.... They also sold us a property they did not own - despite claims to the contrary in their advertising. So we effectively financed the purchase.
This has been our experience - it was a BIG mistake.
We would not BELGRAVE, at all, to anybody - ever.

Belgrave made what could be a difficult process so easy from start to finish.I am sure that the attention they pay to their clients needs and reducing the stress involved with this kind of transaction encouraged me to purchase again,and once purchased and renovated I had tenants signed up and paying rent within a week.I would also like to express my thanks for the hospitality shown to me on my visit to Atlanta on your April inspection trip,from picking me up and dropping me off at the airport to driving me to my properties for me to inspect,not to mention a great eating experience on the Saturday Evening.
If anybody is looking for a company to purchase foreclosure properties in Atlanta,I would not hesitate in recommending The Belgrave Group.

The Belgrave Group's website makes it clear they are experienced investors in the distressed property market in Atlanta; and that they have long established relationships with property realtors and lawyers in Atlanta; and have organised refurbishment and tenant placement processes in place.
There is an Atlanta, Georgia, promotional video on the site and a short Belgrave Group promotional video, where many questions that most people will have, are answered.
Aside of speaking with the Belgrave Group's staff, I made my decision to invest in the American distressed property market with the help of their informative website.
I would recommend Belgrave Group to other investors following the successful completion of my investment and I am happy to have purchased my property through Belgrave Group.

I heard about Belgrave through my husbands friend at work. They had invested and my husband thought it was a good idea. We had money available and it was between a house in Atlanta and a new car. We decided to buy a house a car lasts a short while, where a house will last us forever. I did some research on Belgrave Group and also had someone else look into the company on my behalf before deciding on purchasing. I work in property management in the UK so I knew all the right questions to ask and then I was happy to invest.
So far everything has been perfect and I am still yet to go to my property. I get on with everyone at Belgrave Group and my property manager so no complaints. The whole family are showing everyone the house as we are so impressed.
The most important thing is I trust Belgrave Group, I am looking to reinvest now and I am recommending Belgrave Group to everyone!

We were impressed with the way the Belgrave Group explained the buying procedure to us and we felt that they dealt with our purchase very professionally and informatively. The information provided to us on how to open an American bank account, Tax Laws and the letting agents were all very reassuring and we were delighted with the presentation of the house after redecoration. The house was let within two weeks of being with the letting agents and we would have no hesitation in recommending The Belgrave Group to anyone looking to invest in an American property. We found Matt, Jo and Nigel very helpful both before and after the purchase, nothing was too much trouble and the whole procedure panned out exactly as Belgrave said it would.

What agent could do to change your mind?
Pay all first years property Tax, Summer and Winter, one full year from date of purchase as per the sales contract.
Produced receipts and breakdowns as promised by Tim Kish and Belgrave.
Produce initial tenants contract with start date for Detroit properties. Produce photographs of empty property following refurbishment prior to the tenant supposedly moving in. It seems at least one Detroit property was never refurbished as the above evidence has not been produced, despite request.

I bought a number of properties in Atlanta and 2 in Detroit through Belgrave Group.
I have had a similar experience to the reviewer above, in that for the first year with the Atlanta properties things appeared to run smoothly. It was only after the first year that numerous problems and maintenance issues came to light.
Having been assured that the properties were refurbished to a high "HUD/section 8 acceptable" standard (as per their brochure and advertising) I was not expecting so many faults and such expense. For example, I have had to replace two burst water heaters at $850 each, an HVAC unit $2400, and have one house completely animal and vermin proofed at $1500 following infestation. Rotten wood at the front of one house has been replaced at $650. The list goes on, but really my greatest problem with Belgrave Group has been in relation to the:
FIRST YEARS PROPERTY TAX, plus the properties that they sold me in DETROIT. 18 months in these are proving to be a disastrous financial investment that I am considering writing off, rather than throw more good money after bad.
When I bought the properties at the end of 2010 the contract of sale stated clearly that 'First year's Summer and Winter Property Taxes' were included in the sale. Property Taxes fall due on 1st July, therefore I was fully expecting the Summer Taxes 2011 to be paid for each property, as these fell due well within my first full year of ownership. These taxes have still NOT been paid in respect of my Detroit properties, 18 months later, despite various emails to Belgrave and their contact in Detroit. On the whole my emails are simply ignored and I am wondering what the next step is. I am not yet sure if they are FSA regulated or covered by a property ombudsman scheme?! They did promise receipts for Property Tax paid and a breakdown back in April 2012 (over a year after purchase) that never appeared.
As for the problems I have had with the Detroit properties, where do I begin..........
A Section 8/HUD inspection revealed a crack at one Detroit property following nine months of ownership, so bad that the inspector wanted the tenant to move out. I feel that the assurances that I was given following meeting Belgrave representatives in Southampton that the properties marketed by Belgrave are 'rigorously vetted by their contacts in the US' constitutes mis selling.
Both properties were pre- tenanted at time of purchase. It is still not clear if one property was actually ever refurbished before tenanting as per the contract. I have asked for the tenants contract and photos from Metro (used by Belgrave to refurbish) of the property empty and refurbished, but these have still not been produced.
The first management Company I was introduced to, Steve Louis, went bust owing me several months of rent, the private tenant had to be evicted. I was then transferred to METRO who despite numerous emails failed to make my vacant property secure or help me to refurbish or re tenant it. Also, METRO failed to pass rent on from my other property unless chased and chased.
Nine months after purchase I was on my THIRD management company Garner.
However, the tenant in one side (2 flats) of my second property also had to be evicted for non payment of rent. Thus, this year 2012 (only just over one year after purchase) I have had to pay out to refurbish both properties for a second time to get them tenant ready, $7000 in total.
In the last few months one house has been broken into twice. The second time immediately following the completion of refurbishments. The thieves stole the entire kitchen, sink, plumbing, cabinets and all!!
I am going to persevere with the Atlanta properties, but unless I can make Belgrave Group meet their contractual obligations re the 'first year's Summer and Winter Property Tax', it seems I will be selling the Detroit ones to try to make back some of my losses.
Please message if you have had a similar experience re unpaid Property Tax with Belgrave. Also any problems re non refurbishment of your Detroit properties following purchase.
