Redpath Bruce send out emails with attachments that can't be opened. So I have to go into their office and ask how much they've invoiced for. Last bill was on the 25th May, and I went into the office and paid on June 5th. I'm just got an email demanding more money and promising to fine me within a week for not paying the amount which has yet to be communicated with me. I've phoned the office but they said they couldn't help. If you employ Redpath Bruce as your management company, you might as well just leave them your bankcard and tell them to help themselves, they couldn't be less helpful and can't wait to charge you for bills that they then claim to know nothing about.

Redpath Bruce are one of the most unreliable, unprofessional bunch of people I have ever dealt with. Since the 4th of July 2021 I have been trying to get my "property manager" to arrange the garage water ingress issue to be investigated and resolved. My "property manager" has done nothing to get any issues resolved - it has been 8 months since I started emailing my "property manager" on a weekly basis to try to get the water ingress resolved - I have still not seen any quotations from any contractors.
I would defiantly avoid dealing with Redpath Bruce Property Management Limited.

Redpath Bruce are incompetent, rude and terrible at communication. Repairs are not fixed for a very, very long time. And residents need to waste hours and hours trying to get the most basic things done in the property. Last month they did not service our bid store for 3 weeks and rubbish piled up everywhere. (They are meant to provide service twice a week). This is just one minor example. Get rid of them asap!

I have dealt with RB for the last 18 months as a property owner where they are the factor. Very slow in responses, do not address conflicts of interest with their insurance broker and make bogus charges on invoices. 18 months of very poor service. 3 years ago he was advised of a minor defect and the work has still not been carried out. As the affected area has become worse I estimate the price has increased by 350% approx. The excuses you get from him (when you do get him) leave you scratching your head as they are unbelievable.
It took over 8 months for an essential repair (water pouring down from gutter as pipe had been blown down) to finally get done.
New resident was sent reminder for work when it had been paid by previous resident.
Paid in advance for work to get done. When pointed out to him (3 year later) that work still hadn't been done he advised me the money went towards a different job.
On various occasions I have asked him to look into things regarding a charge only to be told - "why don't you contact them yourself"!?
I wrote to him regarding a recurring problem but the reply I received from him had nothing to do with the contents of my letter.
This is just a small selection of grievances with my factor and Mr Craig in particular. Overall he is very slow in getting things done and I would go as far as saying he is very lackadaisical and needs a good wake up call. When you do talk to him you sense he uses any excuse to keep you "sweet". I, along with other residents, am both displeased and dissatisfied with the poor job we pay him to do. I've never liked my factor as I can't trust them. The best thing I can say is that repairs were carried out quickly prior to Mr Craig being made responsible for maintaining my building.

In my experience this company falls very far short of any kind of acceptable professional standard. Their written communication is appalling, and appears designed to be unclear, and they do very little for the fees. I had a leak - clearly coming from the flat above, which they also manage - which took over 6 weeks to fix, during which we had water running down the bedroom walls. Recently they informed us that they've failed to collect fees from other flats in the block, and that we're liable to pay the difference. In effect they're much worse than useless.

Incompetent and company are verging on * behaviour. I have instructed a lawyer to review charges they have levied as a factor and work they have claimed has been done that blatantly hasn't or is nothing like they have charged for. When you do pay for work in advance (eg roof repairs) they will hold onto it for at least 6 months before anything happens. When it is done the job completed bears no resemblance to the quote they have provided.

Inept, lazy, uncommunicative, & absent are 4 words that spring to mind when I think about this company. They managed a development in Edinburgh (from Glasgow) where I own a flat for just over 10 years and all of us owners have just terminated their contract. They sit back in Glasgow collecting fees with absolutely no attempt over the years to proactively contact owners to arrange meetings (never mind them even inspecting the developments once in a while!). On more than one occasion I have had to identify issues, take photos and videos and contact them. Even had to arrange to meet their roofer onsite more than once to allow him access to the roof. They're happy for owners to act as unpaid respresentatives of their company. They also sent a very threatening letter to owners about a debt which had accumulated over years. They act in clear breach of their Code of Practice. So lazy and uninterested in property management - I will never recommend them. Use them at your peril!

What agent could do to change your mind?
Seem happy to ignore problems and repairs required, but are very quick to send out their invoices. They charge extra fees for having to deal with problems/repairs; in my opinion, dealing with these problems is part of their job, for which they are already paid.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
