I had a generally very positive experience with KFH when I and my housemate signed a tenancy agreement with them two years ago. However, renewing the tenancy this time around was a much less pleasant experience. On top of their very high 'renewal fee' of £210, which is significantly higher than competitors such as Foxtons, they refused to make reasonable amendments to the contract (changing certain dates etc). The impression we received was that they wanted this money for an absolute bare minimum of effort - literally copying and pasting the previous contract. Just to emphasise, they have not managed the property for two years, yet they still expect to get paid.
Furthermore, they insisted, in contravention of the Tenancy Fees Act 2019, on including a clause about future renewal fees in the contract, and this suggests they intend to continue ripping off customers by attempting to charge soon-to-be illegal tenancy renewal fees well into the future. To cap it all off, they took the renewal fee from my account by direct debit without any warning, which could have created difficulties for me had I not happened, by coincidence, to transfer enough money into that account the day before.
In short - they might be good to begin with, but you will pay for it again, and again, and again down the line!
Comment on agent fees
The renewal fees they charge are high even by the standards of their competitors, and they continue to insist on putting these fees into contracts being signed now, despite the Tenancy Fees Act 2019 soon coming into force.
