I had a generally very positive experience with KFH when I and my housemate signed a tenancy agreement with them two years ago. However, renewing the tenancy this time around was a much less pleasant experience. On top of their very high 'renewal fee' of £210, which is significantly higher than competitors such as Foxtons, they refused to make reasonable amendments to the contract (changing certain dates etc). The impression we received was that they wanted this money for an absolute bare minimum of effort - literally copying and pasting the previous contract. Just to emphasise, they have not managed the property for two years, yet they still expect to get paid. Furthermore, they insisted, in contravention of the Tenancy Fees Act 2019, on including a clause about future renewal fees in the contract, and this suggests they intend to continue ripping off customers by attempting to charge soon-to-be illegal tenancy renewal fees well into the future. To cap it all off, they took the renewal fee from my account by direct debit without any warning, which could have created difficulties for me had I not happened, by coincidence, to transfer enough money into that account the day before. In short - they might be good to begin with, but you will pay for it again, and again, and again down the line!

The renewal fees they charge are high even by the standards of their competitors, and they continue to insist on putting these fees into contracts being signed now, despite the Tenancy Fees Act 2019 soon coming into force.

Excellent agent. I will be moving in a few weeks to a property purchased through KFH Kennington, all expertly handled by Amber Chandler. This successful outcome is in no part down to Amber's professionalism and commitment as exchange on a seven-strong chain became complicated and fractious. The problem was below me in the chain, so beyond Amber's immediate remit of securing transaction between me and my vendor. Amber worked tirelessly to hardwire communication from top to bottom of the chain and shore up faltering confidence that exchange would happen with her daily, sometimes hourly, updates and enquiry. I've never been soft soaped with platitudes by Amber and she's always been responsive to my enquiries and proactive in solving problems, often foreseeing them before others. I've appreciated her personal interest in my move; for example, my teenage daughter was abroad when I viewed and my offer accepted, Amber remembered when she returned and arranged a subsequent viewing. I highly recommend Amber and know you'll be in good hands if she handles your sale or purchase even if you do not have to draw on her skill in truly holding things together, always with a good deal of charm.

The worst estate agents I have ever had to deal with, and couldn't be happier to finally escape.
Never in my life have I had to deal with a bunch of people so incapable of communicating with one another – the customer service was beyond shocking and I spent most of my time doing their job for them (to the point that I actually got more offers for the flat than they did...)
It really felt like they had no idea what day of the week it was, let alone how to deal with customers – every single word that came out of their mouths was incorrect and the majority a bare faced lie. If it gets you off the phone, they'll say it just to shut you up.
I even once called the main office number to be told, well you've called sales and you want lettings, so hang up and call back despite knowing this man was sat opposite the person I wanted to get hold of.
Don't even start on whether they know what a check out or check in report is, when it should be booked, who should book it (if anyone at all), and if you want your deposit back, it'll take a minimum of five emails and an appearance in their office.
If you've found a property you really like that's advertised by them, have a look to see if that landlord is letting/selling with anyone else and if not, just keep looking. It's not worth your time.

This is important for one reason: if you ever have to deal with KFH as the provider of on site services, my own experience would suggest you should prepare for disappointment at the very least. They claim no responsibility for on site security, the provision of utilities and the movement of illegal traffic. Furthrmore, their method of communication is unprofessional if not surly. I would go as far to suggest that they are a shining example of why property developers have such a terrible reputation.

Perfectly good and helpful during the viewing stage. Exchanged contracts and completed in good time. Collected keys from KFH on moving day, went to house to find the seller's furniture still in the house so the removal company couldn't move our furniture in. Had to pay the removal men an extra �500 to disassemble and move the seller's furniture into the garage. KFH's response was utterly hopeless and ineffectual in resolving the problem claiming they simply didn't know what to do about it. I was then advised by the solicitors that the seller had instructed the agent to move the furniture out which they failed to do. Only after a lot of pushing and 'difficult' conversations did KFH manage to get a 'man with a van' to remove the seller's furniture by 10.30pm. The KFH experience was truly horrendous and chaotic - nothing would encourage us to use or recommend KFH again.

We had an absolutely excellent experience thanks to Paul Forster, our agent on a property we purchased. Firstly, Paul helped us with our initial search. He was genuinely looking for a property with our best interests. He listened to our requirements and he never pushed properties that he didn't think were right for us. He was honest throughout the search process. We felt in control and all the choices he gave us were relevant. Once we discovered one that we liked, he was always reachable and helped guide us through the entire process. He was always on standby if we needed any support. And indeed we did. Our lawyers were being quite slow and he helped push them along. We were in constant communication throughout the process and he was updating both sides. When we needed to view the property again, he made sure we had access. We've now successfully completed thanks to Paul. He has been the best agent we have ever used by far (and we've worked with a lot). We've had some pretty bad experiences with agents so Paul has restored our faith!!

Delighted I contacted Cleo McKay following a recommendation from a friend. Unlike other agents she kept in weekly contact and listened to my requirements, although she had no pictures of the apartment I ended up securing the excited voicemail she left describing the 'perfect flat' was exactly that. Utterly appalling service. Agent misinformed me of the length of the lease (by 20 years) which I only found out about just before exchanging and tried to get me to pay for costs that the sellers had not disclosed. A friend who was selling their property informed me that there was more misinformation about their lease. In hindsight I am also very suspicious of how they got to the final agreed price. Final insult was that their 'mortgage advisor' who I had to use to be in with a chance of getting the property (incidentally this is not legal as confirmed by bbc4's money box programme), gave me quotes and price differentials which I found subsequently were highly inaccurate.. Appalling. Immoral. Avoid.

Having moved to London from abroad, I had no idea of the letting process in the UK. I spoke with a friend and she told me about a reputable agent called Cleo McKay. Cleo had helped my friend in the past so I went to see her and I couldn't be more pleased. I found Cleo to be very professional and attentive, Cleo communication was excellent making sure I was kept updated all the time, she handled all aspect of my move. Tessa was extremely proactive in looking for suitable alternative properties on their books that could meet my needs and would update me regularly on new ones to the market / ones that had recently become available again. She was the most prepared agent I've met in terms of having done background research about the property she was showing me and being able to answer my questions. Many others simply wouldn't have a clue about basic information on flat they were showing and she was a breath of fresh air. Very personable yet professional. I've since found a property in a different area, but if I ever needed to look again I'd let her know first.

For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
