Rented an apartment for nine months with furniture, when I first contacted them they rented the apartment I was ready to pay for and ceased to reply to my emails so my flatmate contacted them to rent any apartment and ended up renting one of higher price. Once we left they charged us 400 GBP for end of tenancy cleaning (and 90 GBP for upholstey cleaning). The small apartment of two rooms took 10 hours to clean aparently even though we had a cleaner come in before leaving. I tried contacting the staff I usually dealt with calls went unanswered and if they were answered they said they would deal with it and call me back although that never happened. Besides that when living in the property the receptionist/property manager was never at her office or available and holiday schedules were not communicated to the tenants.
Comments on Agent Fees
Check out fees were stated in the contract and it also mentioned a cleaning fee but no price. End of tenancy cleaning came to 480 GBP when in London and other places they charge around 150-250 for the same service. Liv presented invoices from cleaning agents I feel taken advantege off. I reccomend changing cleaning services to one more beneficial to the tenant as they don´t care about the price because the don´t have pay it. I also reccomend to inform your tenants of the charges before presenting it to them unexpectedly as this cleaning fee is what I payed as a student for a monthly rent.

They are horrible! Managing the apartments based in they get enough complaints regarding an issue.
3 nights of black out in the communal area, pitch black foot path and entrance to the development! Residents walking to and from their apartments in total darkness for over 15 hours of darkness Daily in the past 3 days!
They are only good in charging you the service charge. Terrible service!
AVOID THEM!

The Govt needs to regulate such cowboys. 9 months since they tookover the management of our building. Emails ignored, questions raised from November remain unanswered, general day to day running not communicated. The blocks remain uncleaned for 2 months, car parking in disarray. Damp deterioration from March 2021 is significant, nothing actioned since taking over the building. Major leak in top floor flat from the roof in November still not investigated. The communal areas are unacceptable. A company that aims to offer much but still no portal and we are paying for zero service. High turnover of staff, mostly unqualified to manage buildings with complex issues. The monkey of the Freeholder. Unprofessional issuance of Service Charge, wrong FH named, no Summary of payments attached, no account details for payments, or summary of the rights and obligations of tenants in relation to them. and under the summary of the rights item. Shambolic Management Co, though efficiently stonewalls and is obstructing flow of information in a joint warranty claim with the FH.

This company have been nothing but trouble since the start of my tenancy, The communication is absolutely awful. Emails aren't responded too and Phone calls aren't picked up. No one seems to want to take responsibility at this company and help someone out.
I moved out nearly a month ago and haven't received my deposit back, if I hadn't made contact myself I wouldn't of even got anything back from them. They told me to make sure the flat was left in the state I got and this is bearing in mind it wasn't in the best of states when I arrived. I spent most of a day cleaning it and getting it to a better condition than when I arrived. Then when I got the deductions from my deposit back nearly 3 weeks after moving out there was a professional cleaning charge on there which was a extortionate amount.. My question was why tell someone to clean something and then get a company to do it again after? It's absurd.
There is not one good thing I could say about the company even the receptionist is rude and just want's to push you on to someone else (usually the wrong person)
There were a few issues with the flat before I moved in that LIV group informed me about but when I was given my checkout report they passed the blame of many of these things on to me!
Awful Awful Agent do not use them at all they don't care about their customers all they care about is money, I don't know if its from the top down or just the awfully incompetent staff they choose to employ but they are the worst in the business.
Avoid at all costs.

This company is a mess, and Poor Organisation. I'd suggest them stop adding fake positive reviews themselves. I've owned a flat A managed by them (unfortunately) since 2017, and have been paying service charges on time etc. I've bought another flat B in the same building since mid 2019. Since then, whenever I received bills from flat A, I'd ask them for bills of flat B. Yet, there was no response, and slowly I forgot about this. This year, I received bills for flat A, so again, I asked if I needed to pay for flat B, the credit controller, called Mark Cann, told me this 'account has been passed to a solicitor (debt collector)', and asked me to contact them directly! The team was unwilling to solve this themselves, which it's them who messed things up. They're utterly irresponsible and have no idea how to handle fees. I'm waiting for the department manager, Lora Davis' response. Please, owner of this company give me a formal official explanation and apology / compensation, I guarantee to complain to property ombudsman, if it's not settled in a timely way and up to my satisfaction.

I have been renting properties as a tenant for almost a decade, and I can unequivocally state that Liv group are by far and away the worst letting agent I have had the misfortune of engaging with. Liv group actively avoided conducting much need upkeep and repairs on the property, despite frequent requests and reminders from myself and my fellow tenants. Liv group actively sought to squeeze every last bit of money out of me as they could and they're customer service was, to put it mildly, poor.
I cannot recommend avoiding Liv group enough.
