Every time we had to deal with Dexters there was always a problem.
When we were first moving in a inventory check had been booked by one of the estate agents. When we emailed to confirm the date and time the day before, it turns out the inventory checking date had been changed and we were not told about this until we asked. Meaning that we had to change our schedules again for this inventory check as we had not yet moved into London so our journey to London was wasted.
Whilst talking to one of the estate agents, they also mentioned that I had mutual friends with a relative of theirs on facebook which makes me think that they had searched my name on facebook which I think is very unprofessional.
When we were given our tenancy agreement, both of our names were spelt wrong and so we emailed them telling them to correct it. 3 weeks later it still had not been changed so we had to email again. Then 1 year later when we went to renew the contract, our names were still spelt wrong!
And on top of that, they charged us a ridiculous amount for agent fees when renewing our contract when all we did was sign electronically to renew the contract.

Fees are often unfair. Don't buy the lie that a landlord can require you to pay letting fees in advance for the rest of the duration of the contract if you break it.

What agent could do to change your mind?
They could have followed the contact, performed the legally required checks of fire alarms and boiler, given the legal 24 hour access notice. Generally just followed UK law and our contract as opposed to having situations bordering on harassment and criminal access. Provided a real 24 hour service for emergencies as the one time we needed them during a faulty fire alarm no one answered.

What agent could do to change your mind?
Stop lying. Communicate with team members and actually have correct information when producing bills especially when they are not owed. Most unprofessional company ever
