Great service, and very friendly and efficient. Always able to problem solve - as and when the cropped up.
One issue I would like to bring up, and that is the "Six month break clause" which in my case was literally a single day upon which notice could be served. I have been a Landlord for over 30 years, and my understanding of the clause is, that the Tenant ( or Landlord ) may give notice to quit the property at ANY time after the first 4 months ( in the case of a TWO month notice period ) or after 5 months, in the case of a ONE month notice period. Thus both parties are guaranteed a minimum stay of 6 months.
I was not made sufficiently aware of the very strict interpretation being made of the "6 month break clause" which in my case, meant I would only give notice on the 14 FEB, it being the exact date of my 5th month in occupation, and thus I would leave on the 6th month.
I am sure I was told, but I did not realise such an interpretation of the 6 month clause existed.
So, where these strict terms are used, I think it advisable to make it SUPER clear to tenants what they are signing up to !
Having said all that, I was delighted to learn that the overpaid rent was refunded to me at the behest of Joanna, following her intervention in this matter, which was a very pleasant surprise indeed, and for this I thank her most kindly, and give her a 5 star rating overall !
