Avoid Andrew Lees at all costs!
We were very reluctant to pay their extortionate reference fees of £360, especially after they couldn't be bothered to show us around the property and left this to the tenant (even though he had enough to deal with due to packing and moving). They also tried to class this property as a 2 bed, but the second 'bedroom' didn't actually fit the legal measurement requirements, so is actually an office. Even the tenant said that you can't get a single bed in it.
Just before paying the reference fees, I had a number of questions which the response was all a bit vague. As soon as payment was taken, the whole attitude changed. Suddenly we wouldn't be able to move in on the date we wanted to and so on & so forth.
So to sum it all up, we lost our money for the fees all because they didn't explain everything at the very start.
A bit of advice if you decide to choose them. Ask as many questions as possible and don't pay anything until you have written proof of everything. They will ask for bank statements too, they aren't just kept on file, they'll snoop through every transaction made and question you on this.

Thank you very much for your review, I would just like to go through the points that you have raised and answer accordingly:
Our £360 administration fee is the local market rate, our rates are very competitive against other agents in the Bridgwater area,
the fee is stated on our website and displayed in the front of the office for tenants to view.
It wasn't a question of not ‘being bothered' to show you around the property, some of our tenants and landlords are happy to show tenants
around the property when it is not possible for us to attend at all times, so for flexibility and convenience for both parties and to arrange the viewing
as quickly as possible, we ask tenants or landlords if they can facilitate a requested viewing time. This is what was arranged on this particular occasion.
The property was bought as a 2 bedroom by the landlord so therefore is being advertised as a 2 bedroom.
Any questions from tenants are dealt with by a member of the team and we go back and forth to the landlord if there are questions that we can not answer. This can sometimes cause a delay, for which we have no control.
With reference to moving dates, we advertise a property for an approximate date of when we are advised it will be available with a gap in between each tenancy for any maintenance or decorating work to be carried out.
With regards to the loss of money, I believe that we have received an email from yourself this morning advising that you are withdrawing from the property,
so my understanding is that you do not wish to proceed with the property?
We have questioned whether you have a pet as your bank statements quite clearly show pet insurance ad purchases from a pet store, however you have not advised us of having any pets and this property is unfortunately not suitable for pets. Had you advised us from the beginning that you have a dog then we would have been able to find you somewhere more suitable that would allow pets and not have to question you.
With reference to your query about bank statements, we have a duty to ensure that all tenants applying for a property are financially viable to apply for a tenancy, this would be the same if you were applying for a mortgage application, bank statements are used to carry out a risk assessment on behalf of our client. I can confirm that we are an ICO member as well with regards to our data.
