We rented through them and decided on a place, we paid referencing and holding deposit fee and took our document in within 48 hours( despite there's a bank holiday Monday )the office plus the head office were very unprofessional. They mistakenly copied visa page of foreign country of the British passport submitted to them and asked my partner by email, call on several occasions to bring the passport again to their office for photocopy, after sending my email which was annoying. It took over 48 hrs for them to send an email realising there error and not even a proper apology. After a call from both the head office and branch again on same issue. Referencing took over 3weeks and data protection is not respected at all because they were calling me to talk about my partner. We didn't eventually get the flat and we didn't know this until 2 days to key collection and had to find another in less than 2 hrs before office closing time.
Too many errors, waste of money, time, unprofessional and they don't even admit their mistakes or apologise properly but passing blames around.
I will say avoid this estate agent by all cost.

I haven't heard from you but I have made some enquiries into this. I would like to thank you for bringing these issues to my attention and confirm that I have taken steps internally with regards to the administrative error with the visa to ensure that such situations don't reoccur.
It was unfortunate that our landlord decided against you as tenants at the last minute. You are aware of the specific reasons why, which I wont air here, but I am afraid that this was the landlords prerogative and one that was out of our control.
However, I am pleased that following this, our Sydenham office were able to find you another property where our landlords were very happy with you, all within 3 days of you viewing the property.
I hope that you will be happy in your new home, but if I can help further, please do let me know.

Hi Andrew,
I've been busy moving into my new home, hence the late response.
I don't have issues with the landlord acceptance at all, I think you misunderstood the whole situation, because I perfectly understand the landlord has a right to refuse or accept tenants.
But my issues are with the mistakes in documents communication issue between your branch and head office and delays in referencing, it took over 2 weeks and the landlord didn't get to look into the references until less than a week into moving in date.

We recently were lucky enough to have Jack Cuthbert as our estate agent as we were looking for new tenants for our home in Sydenham. Not only did he find us our perfect tenants that aligned with our wish list completely but he was absolutely faultless in his responses to us throughout. Jack is thoughtful, polite, kind, and very professional. He certainly knows his job very well and at the same time remembers that he is dealing with people on every level. He always made us feel like VIPs and represents his agency Acorn very well. Any queries we had he replied with either a thoughtful email or he called us back and talked through everything patiently.
Because we were moving house virtually due to the pandemic, which as you can imagine added some extra challenges for us. We were lucky enough to have Jack come to our rescue on a few o occasions, going way beyond the Line of duty We took to referring to him as our hero ???
Jack's approach has far superseded our expectations and we wanted to write here to acknowledge how fantastic he is.

The sales negotiator was late and lied to me about why. He called several times to tell me that he had buyers lined up and even took a couple outside my property. This is not acceptable behaviour especially as it was a few days after the valuation.
When i told him i didn't want to put my property on the market with them because of his aggressive sales technique he sent me an email stating i was incorrect and has been calling me since. Despite me putting my property on the market with another agent.
Because of this I would never use this agent.

We were talked at for the duration of the meeting and not listened to at any point. When I asked a question answers were directed to my partner rather than to me. We wanted to understand more about how Acorn compared to their local competitors, their conversion rates for sales etc. and felt that we were fobbed off with a non-answer each time. Overall it was a terrible experience, we could not wait to get him out of the house. I would never consider giving the representative from Acorn keys to my home given the lack of respect that was demonstrated at the valuation.

I made an offer for a two bedroom flat for �492,500 in Lawrie Park Gardens with this agent. The offer was accepted.I informed my solicitor to await instructions. I left several messages for Yousef the sales person who dealt with me to call me back.He finally returned my call after the third attempt and after three weeks of the offer being accepted. He informed me he will get onto the vendor and get back to me, he never did ! I rang again close to the fourth week to find out what was going on and left a message. They never got back to me again. I finally managed to speak to the manager Brendan after 4 weeks who told me my offer was actually rejected on the day it was made, despite Yousef clearly informing me on the day it was accepted. He said the vendor accepted an offer the day before my offer. I am very disappointed.The lack of integrity, non communication and blatant dishonesty makes this by far the worse estate agent I ever dealt with.

Do not bother replying to emails, I feel as though I am paying them to manage the property but I'm doing it myself. Not impressed so far.

Accorn was very effcient at letting my property. However I enountered a few issues in the management of the property. But I have to say that at the end the job was done, it just took too much effort from my end to get there. My current property manager is much better than previous one I just hope I will keep her a little while longer!

Acorn is by far the worst letting agent I have ever dealt with. I had been looking for a one bedroom flat to rent in southeast London and registered with Acorn. I was quickly contacted by agents from three different branches, which I thought was a good sign. They called me, made me repeat everything that I had already filled out on my initial contact form, and then emailed me some properties that I'd already seen on their website and that weren't what I'd just told them I was looking for. Incidentally, all three agents sent similar properties, ones that I'd seen posted for let for a very long time already. I called back, explaining that they weren't to spec and asked about several other properties on their website, all of which were let (no indication of this on the site). Each agent told me they'd be in touch about new properties.
Later I received a mailing from Acorn; paper copies of the properties already on their website, most of which are already let. This is a complete waste of paper and effort.
When I saw a new property posted on-line, I called the appropriate office (Sydenham) three times to try to view it. This happened with two separate properties. Each time I was told I would be called back. I never was. That weekend, though, three offices (including Sydenham) called, leaving messages about new properties they had. I called the Peckham office back first who told me about some properties around £900 pcm. I told her I was looking to spend around £700 pcm and she very snarkily told me I was unlikely to find a one-bed flat for that little (even though I'd already viewed properties like this from other agents, have found one and am currently letting it and despite Acorn having some £700 1BR flats on their own website (let, of course)). After that call I didn't bother to contact the other two agents and gave up on Acorn.
Just the other day I got a slip in the post for a packet that was 12p short on postage. There was no sender address. To retrieve the packet, I needed to go to the post office to pay the missing postage and a £1 handling fee. I went to the post office in the morning, which means arriving late to work, and paid the £1.12 fee. It was one of Acorn's worthless paper mailings.
I have since contacted Acorn asking them to stop contacting me. Don't waste your time with them. They are the bargain-basement of letting agents but they are not worth the hassle. I am so glad I don't have to deal with them as a tenant.

I had to call the police on a guy named Max in customer service there as I was getting calls practically everyday for viewings and thats when the phones stopped. They told the land lord I had already moved out with no consideration for me as a tenant when the landlord's handy man was unaware I was still in my studio flat when he stuck the keys in my door.
They are worse than horrible Acorn and I have only recently made peace with the land lord when Acorn lied and blamed everything on him to me and to the landlord blamed all problems on me. I would never use them again and would recommend that no one uses them ever ever again! They even stuck a normal section 21 housing repossession on the main communal door, leading up from the high street with my all my data and for all to see.
