In three short years the company brought down an impressive estate to a complete disaster. People cannot sell their properties because no accounts have been prepared for the past couple of years. The service charges are so high that no one would come to buy it. The condition is so bad that it is hard to believe that it is managed. Need we go on.

We have been under Crabtree management for the past 2 years and it has been the worst. Within past two years they increased the service charges up to 144% but provided absolutely nothing. Ongoing police investigation due to mismanagement of funds, poor gardening, poor carpet cleaning, never cleaned the carpark area but outsourced to a parking company to issue parking fines left and write. There is a serious health risk due to the rubbish area is overflowed as a result there are rats and cockroaches while other residents are facing problems due to sewage leaks. Lack of general maintains such as broken Intercom system and building entrance doors/ locks. Lack of communication as management keeps on ignoring above issues when raised by the residents.

Unbelievable useless and waste of money. Raported broken lift to casromer servis around 4:30pm on Friday. Called out of hours emergency number on Friday 5:30pm. They got come back to me saying they cant send engineer as carb tree manager doesn't respond and have to wait until Monday. 5 floors building. What about families with little kids and buggies stack upstairs?! It's not for the first time. Avoid !!!

Crabtree are honestly the most awful company I've ever had to deal with. I wish I could give zero stars because 1 star is too many. I've been fighting the same three issues for 25 months now and still no resolution. One has been particularly impactful to my life regarding the car park gate that my flat is right above. I've explained in great detail the effects to my mental health and well-being that the issues have caused and Crabtree just do not care. I've had 3 separate property managers and all three of them have been full of lies and empty promises that they have no intention of sticking too. The assistant property manager and the team leader are just as bad, except they don't reply to me (female), they only reply when my landlord (male) gets involved, which really aggravates me. And the worst part is, there is no getting away from Crabtree because they manage the properties. They are quick to take your money and then do absolutely nothing to sort the issues. Ive had a bad time with SSE during my time in my current property which resulted in the ombudsman getting involved, and I'd take SSE over Crabtree anyday. Crabtree should be extremely ashamed of themselves for their lack of duty/care to their customers!

I'm never one to post reviews online but this has gone beyond a joke. We pay around £2k a year to Crabtree to manage our property and they do pretty much nothing. They take days to reply to emails and have been extremely slow to fix anything. As an example, a couple of uneven paving stones that caused an injury (that has lasted more than 5 weeks) has still not been fixed or even cordoned off to protect other residents from from tripping up on it. There were works required to the main building after an incident last summer, yet 8 months later, the works have still not been completed and Crabtree have said if we want to query the works, we have to get in touch with the builders ourselves - surely that's their responsibility as the company managing our property? The car park gate is not secure, i.e. Not working and never locks shut and consequently, homeless people are entering to smoke weed, charge their phones and sleep in our building. This has been going on for at least 18 months and Crabtree have made no attempt to resolve the issue. We have no garden yet, Crabtree spend £k a year on gardening fees.. according to their summary of yearly accounts. They show a complete disregard and care for the security and safety of residents. Awful example of a property management company. Stay away!!

AVOID THIS COMPANY AT ALL COSTS
Please learn from our mistake & do not use Crabtree. They were our managing agent for 4 years, always ignored questions, could never get a straight answer, escalating unexplained fees, refused to host / arrange resident meetings - even after the pandemic, in 4 years there were 2 meetings. They have continually refused to provide details of our electric usage - turns out they have 2 developments next to each other & they do not know whose electric is whose. We have served notice at the start of 2022 & been ignored ever since. They refuse to complete a handover, we cannot get our information from them. Our request to make a complaint is ignored, this is despite having directors on the e mails we send.
The whole situation is a nightmare. Some details that may help if you too are having issues with them.
They are part of the property redress scheme www . theprs.co.uk E mail: info @ theprs. co . uk - that's the ombudsman you need to contact.

Note to Millward Drive residents - your properties have been diagnosed as unsafe and cannot be sold, yet Crabtree have not committed to fixing the property.

1 star is too many

The WORST company we have EVER had to deal with in our whole lives. They owe us £650 and are refusing to refund any money. Absolute scammers!!!!!!!!! I can't even believe they are able to get away with this thing they call “customer service”?!?!?!? They don't know what customer service is!!! If you are looking at buying somewhere where Crabtree are the management company, AVOID AVOID AVOID!!!! I can't express enough how awful these people are, I would be embarrassed to work for them.

We took possession of our home in a block of flats (est2006) back in 2014/2015..around the same time Crabtree Property Mgmt was appointed. Our former PM left before they could address all the escalating repairs leaving Property Managing Assistant, Naina, (who has only recently come on scene) to take care of in the meantime. Although not entirely in her job description, Naina has been doing a wonderful job addressing all the new and outstanding matters in the interim_including; black mould; CCTV access; carpet cleaning/stain removal; door repairs; hall pigeons entering via the loose cladding; even a huge section of our ceiling that is still missing when it was removed by inspectors trying to locate the source(s) of all the water ingress. Naina has been amazing at regularly updating us on maintenance projects and when we should expect them by succinct and timely communications. We have been waiting a very long time for someone like Naina!

I'm absolutely appalled at the lack of professionalism shown from Crabtree.
They appear to be the only company in the world who still can't function they say because if the pandemic. Still no surgeries as I'm sure they do not want to hear our voices. The financial budget always late meaning people have to pay a larger sum in smaller amount of time. The most frustrating thing is not replying to emails... How is a huge company taking so much money from People but yet still can't have any people skills, professionalism or care in what they do. There's been a collection of useless property managers over the time I've been here, the one with any knowledge and people skills left.

Terrible company. Bins in the play area are always overflowing seems to be only emptied once a month rubbish flying area and not sightly. When issues occur you leave your details for them to contact you and no one ever gets back to you.

Horrible company giving me bad anxiety just to deal with and getting fined unnecessarily. would not recommend don't buy a house in the area if it's managed by this company because its absolutely useless.
Also had a voicemail left by a lady from the accounts team horrible tone and at end of call she slams the phone down which was so rude and unprofessional.

Having read reviews I didn’t have high hopes that my issues would be addressed satisfactorily, but I have to say that within a week Crabtree were on the case, there were contractors at our flats dealing with the issues I’d raised. I am very pleased and impressed with the service I received. Everyone told me I was wasting my time and nobody would reply but I’m glad I didn’t listen because now everyone is so impressed with the improvements here.

From our experience I would agree it's a shame you can't afford them 0 stars.
The service, or complete lack of it, is probably the worst I have come across (in any area of life). Amongst other issues on a long list, contacts or requests for help were ignored (particularly after the one good manager we had left) - as time went on we couldn't work out whether the staff 'looking after' our property were completely hapless at their job, or were misleading and lazy. We tended to try to give the benefit of the doubt and opt for the former.
Eventually we took the drastic action of registering our own property company and (with the help of other flat owners) removed Crabtree. This was a long and painful process.
We are only now beginning the much needed repairs on our property that Crabtree ignored.
DO NOT purchase a leasehold where they are the managing agent or maintenance company.

This review is for Naina Tailor of Crabtree Property Management. Crabtree manage the 4-year old development in Ashford, Kent where we have bought a house where my 80 year old mother now resides. We had issues with estate trees over-hanging our boundary and touching our roof.
Initial requests to Crabtree last year were unfortunately not acted upon. Subsequent follow ups on our part led us to deal with Naina and she has been superb - I understand it is not even her main role - she is a PA - but she undertook ownership of the problem and having raised it again last Thu and Friday, the tree was pruned back on Saturday.
Outstanding Naina - much appreciated.
