I feel the rent is relatively fair for the area however I do feel that the charges for things such as renewing a contract where there is minimum administrative work is a little pricey. I have friends who rent via an agent and some are not charged a fee at all to renew their tenancy under exactly the same conditions.

The monthly fees are simply "very competitive" compared to other local companies that "try" to offer a lettings service. However, the fees suddenly become "exceptionally good value" when you consider the exceptional overall level of service provided, both to tenants and landlords.

The detail that we go into is the reason why we have 0-1% rent arrears at any time in our management book. Our thoroughness is appreciated by most of our tenants, as it is also reflected in the standard of properties we take on, ensuring our tenants are safe and their money is protected. In fact in many of our reviews on this site written by tenants confirm that they feel our fees are reasonable for the customer service received.
Regarding your concerns about your check-in taking place at the office rather than at the property, I would like to reassure you that while we try to accommodate requests where possible, check-ins at the property are not necessary as an Inventory and Schedule of Condition is compiled immediately prior to the tenancy commencing, and the tenant has 3 days to sign agreement and return a copy to the Landlord. This is an indisputable document should there be a dispute over property condition at the end of the tenancy.
