If you are a landlord, you should seek an agency with whom you can grow your business. JAC were useful as a one off, but, curiously, they don't seem to be interested in long term relationships. As a landlord, I sought Japanese tenants and thought JAC would fit the bill. They found a Japanese family before the London Olympics for my three bed flat in SW1 and they left a few months after the Olympics to return to Japan. The property was empty for some time after that as JAC struggled to find tenants. It wasn't on their usual patch. They weren't pro active in finding a solution and I only filled the property after I chased them and proposed broadening the search to include sharers. Eventually they found three sharers who were fine. JAC failed to renew the contract with the tenants at the end of year two, so I initiated the process myself. JAC realised their mistake and insisted on doing the paperwork (to get their fee for year 3), which again was fine by me, but they failed to complete any paperwork on time. As a landlord, being left with tenants but no contract and no landlord insurance would leave me in a very dangerous situation. Unfortunately the staff member at JACS handling this lied a number of times (I'm sending the contract this afternoon etc.) and failed to act on simple requests (Please take out ABC Landlord Insurance policy on my behalf etc.) but eventually I was able to get someone senior to intervene and JAC released me from my contractual obligation to use them at the 11th hour. I sorted out contract, inventory and insurance myself. It isn't difficult and I was able to do it in 48 hrs. Luckily I had established a very good personal relationship with the tenant (I had decided been managing the flat myself for the previous year after some JAC disasters) so there were no problems despite there not having been a contract in place for two weeks. Property management isn't brain surgery, but JAC Strattons are sure to make it seem as complicated. Avoid.

You've been warned, do NOT use JAC. As a landlord, they do not want to know you the minute you sign the tenancy agreement. They may well find Japanese tenants but their promise to translate and act as a go between if the tenants have an issue or need to get in touch is false. The tenants know extremely limited English and I know zero Japanese so we are now struggling to understand each other having been fobbed off by the Finchley Central branch of JAC. I will never use them again even if they offer 0% fees, cowboy firm.

I viewed a flat with this company in Lichfield Grove N3 and made an offer just below the asking price after having my builder friend have a look at it for me. I was told that there was a higher offer so I increased my offer to the asking price. Again I was told there was a higher offer still, at this point i had a feeling Roberto was not submitting my offer to the owner in favor of other bids so I again increased my offer above asking price and this time I also dropped a copy of the offer to the owner who lived at the flat. I now learnt that none of my offers were submitted to the owner and the flat was sold below asking price by Roberto. The owner was not happy with this finding either as he called me but was too late to do anything as he was to far involved with the other buyer and was locked in a chain. I HAVE REPORTED JAC STRATTONS AND ROBERTO SARABY TO PROPERTY REDRESS SCHEME for with holding offers and improper conduct.

I recently had the misfortune of talking to Kerry Kane from Jac Strattons having seen a property I was interested in renting which was advertised in the window of the estate agents. His lack of social skills were astounding, let alone his lack of professionalism. He was completely uninterested in showing us the property, vaguely pointing to a chair nearby when we asked if we could sit down and flicking quickly through the photos on his computer like a stroppy teenager. When we suggested to him that he take our details, he was so busy looking behind me at the people coming into the shop rather than listening to what I was saying I had to tell him everything repeatedly. He wrote down that our budget was £11,500 a month, which he obviously didn't realise was pretty unlikely for an average couple, and rudely screwed up his face when I told him my profession, because he didn't understand what it was. He even somehow managed to turn his nose up at my phone number! A very unpleasant experience and some of the worst customer service I've ever come across.

I had a terrible experience with them, not only the agent himself had severe issues: - Being late to viewings (up to 40 mins) - Scheduling viewings and having no key for the property - Inability to understand the terms of the offer on the table and the limits that were established in terms of future negotiation - Inability to understand the referencing process and what was going wrong
But their reference agency messed up the whole process, referencing alone took 2 weeks, and in the end they seemed unable to understand their own business having my own accountants to explain to them what they should be looking for.
