We were discouraged from arranging a viewing (this probably isn't one for you guys), told we were liable for the agent's fees (which were well in excess of 3% when usually it is the vendor who pays c. 1%) and told the property will be sold by formal tender agreement but then found out that viewings were being held the following week after the deadline for bids. The agent showed up to the viewing almost 1 hour late. We were told that stronger / more credible offers were being pursued - that bidders with 'more experience' were being targeted. My partner and I are both Chartered Surveyors and we took our contractors to our viewing so we could draw up an appraisal immediately in order to place a competitive bid. We are also cash purchasers, in no chain, owner-occupiers and keen to wrap up a quick transaction (therefore it does not get much stronger than this!)
We were treated rudely throughout the whole process - I would discourage any purchasers from sales with this agency and vendors for using them. It was only until the 'top bidder' dropped out that we were contacted again and said we were being reconsidered alongside 2 other offers. The agent has made feeble attempts at keeping us informed, but has remained vague with his replies and there was no attempt to help us with our offer - even though he recognised we we the 'most motivated' with regards to this property. We have not been taken seriously and I have emails that show how dismissive and rude the agent has been.
I see below that they are an unregulated firm (and therefore perhaps we should have known better in terms of what we expected with regards to professional behaviour!) The agent told me they are regulated, but failed to say who by! Which only raises more suspicions.
I feel sorry for the vendor for this property, as they are likely paying an agency fee that is three times as much as what traditional agents charge, on the basis that they were promised some kind of superior service. As a result when they net down what they receive, it will be less than what they could have achieved. This company boasts a higher standard of service to justify their fees but fails to back this up.
I know most Estate Agents do not have a good name, but there is something to be said for going with more established and recognised brands. Please do not be fooled by their 'many awards' and 'five star ratings' because these are not credible sources.
